Summary:
We are seeking a highly organized and effective Assistant Property Manager to oversee the day-to-day operations for several multi-family residential properties owned by a small family business. The ideal candidate will excel in communication, problem-solving, flexibility, organization and attention to detail. The Assistant Property Manager is primarily responsible for overseeing the management and maintenance of the property, as well as acting as a liaison between the properties and the Property Manager to ensure a positive living experience for our tenants while maximizing the property’s performance.
Duties & Responsibilities:
Leasing: Oversee the filling of vacancies in residential properties by advertising vacancies, handling inquiries, assisting to screen tenants, process rental applications, conduct lease signings, and oversee Resident Managers in conducting property tours. Oversee Resident Managers in processing move in/move out, which includes property inspections and assisting with preparing units for new tenants. Collaborate with the Property Manager to maintain high occupancy rates and minimize vacancy periods. Oversee Resident Managers to collect & deposit rent payments and maintain accurate tenant records.
Property Maintenance: Work with Property Manager to maintain property and equipment to standard of ownership, including, periodically checking to ensure that Resident Managers are appropriately maintaining designated properties; supervising contractors to ensure timely and accurate repairs and renovations; and identifying and addressing maintenance issues promptly, in conjunction with Property Manager and Resident Managers;
Tenant Relations: Act as a primary point of contact for Resident Managers on tenant concerns, requests and inquiries.
Requirements and Qualifications
Minimum of 3 year experience as a property manager or related field.
References required.
Responsible, trustworthy, organized and professional able to work with diverse populations
Ability to work effectively with remote colleagues using technology
Access to a car to be able to commute to multiple properties in Bellflower, Montebello, Long Beach and Artesia.
Able to handle tenants requests and issues in a diligent and courteous manner
Able to work with Property Manager and her staff, take direction, and follow up on issues
Able to initiate, develop, and execute projects of different complexity from start to finish including soliciting bids and vendor oversight.
Actual role is expected to be approximately 20 hours per week, but the hours are flexible as appropriate.
Knowledge of maintenance of multi-family residential properties (knowledge of construction is a plus)
Visit the office in Artesia, as needed
Strong problem solving skills
Computer skills, including use of Google Docs, Excel, email, etc.
Good or excellent credit and no convictions or evictions.
Spanish language skills are a plus
Active Real Estate license a plus
