Position: Onsite Property Manager/ Handyman
Full job description Responsibilities:
- Oversee the day-to-day operations of the property, including leasing, maintenance, and tenant relations. Review tenant applications for eligibility; show available units. Lead move-in and move-out inspection.
-Collect rent and security deposits. Completes lease forms, outlines conditions and terms of occupancy with new tenant and completes relevant paperwork.
-Complete monthly reports.
- Monitor rental payments and follow up on delinquent accounts.
- Manage tenant inquiries, complaints, and requests in a timely and professional manner. Have good communication skills.
-Responds promptly by answering phone, texts and Emails.
Maintain detailed records of all activity on property, including but not limited to any maintenance work, repairs, issues with tenants, complaints, etc.
Prepares and serves tenant warning notices, 3-Day notices, 10-Day notices, and 30-Day notices, appears in eviction proceedings, and maintains tenant history logs. Enforces community rules.
Be on call and have the ability to act as a repair person in an emergency.
Conduct regular property inspections to identify maintenance needs and ensure the property is well-maintained.
Ensures walkways, courtyards, and common areas are clean. Maintains curb appeal.
Conducts annual unit inspections, walk through of vacated units assessing any damage.
The ideal candidate will possess strong leadership skills, a thorough understanding of property management principles, and a commitment to providing exceptional service to tenants. This role requires a proactive approach to property maintenance, tenant relations, and compliance with Fair Housing regulations.
Possession of a valid California Driver’s License, a good driving record, and automobile insurance per requirements of the State of California. Also have reliable transportation and willingness to use own automobile on job.
Experience:
- Previous experience in property management. In possession of own tools helpful.
We are looking for couple with bookkeeping/computer skills as well as handyman abilities.

The Property Manager is required to live On-Site.
