Job Title: Construction Project Manager

Job Type: Full-Time

Project Types: Multifamily- three-story apartment building with 27 units.

Job Overview:

We are seeking an experienced and proactive Construction Project Manager to oversee all aspects of a multifamily construction project. The ideal candidate will be responsible for managing the planning, execution, and completion of construction projects, ensuring they are delivered on time, within budget, and meet the highest quality standards. You will collaborate with architects, engineers, subcontractors, and the project team to successfully bring multifamily residential developments from concept to completion.

Key Responsibilities:

Project Planning and Coordination:

o Develop and maintain project timelines, budgets, and resource allocation plans.

o Lead and coordinate project meetings, including kick-off meetings, progress reviews, and post-project evaluations.

o Collaborate with architects, engineers, and other professionals to ensure that project plans meet client needs and regulatory requirements.

Budget and Cost Control:

o Create and manage project budgets, track costs, and ensure the project stays within financial parameters.

o Monitor expenditures and implement corrective actions as needed to avoid cost overruns.

o Review and approve invoices, purchase orders, and change orders.

Construction Oversight:

o Oversee the day-to-day activities on-site, ensuring that work progresses according to the established schedule.

o Ensure all construction work complies with safety regulations, quality standards, and local codes.

o Manage subcontractor relationships, including performance monitoring, conflict resolution, and ensuring work is completed per specifications.

Stakeholder Communication:

o Serve as the primary point of contact for clients, architects, contractors, and vendors.

o Provide regular updates on project status, including milestones, challenges, and risks.

o Address and resolve project-related issues, making adjustments as necessary to maintain progress.

Quality Control and Safety:

o Monitor construction quality to ensure adherence to design specifications and high standards.

o Enforce a strong safety culture, ensuring that all safety procedures are followed on-site.

o Conduct site inspections and safety audits to identify potential hazards and resolve them proactively.

Project Closeout:

o Ensure proper documentation and completion of all project phases.

o Lead the punch list process, ensuring all items are completed to client satisfaction before project turnover.

o Ensure all warranties, manuals, and as-built drawings are provided to the client.

Qualifications:

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred).

Minimum of 10 years of experience as a Construction Project Manager, with a focus on multifamily or residential construction.

Strong understanding of construction processes, project management software (e.g., Procore, Buildertrend, etc.), and industry best practices.

Knowledge of building codes, safety standards, and local construction regulations.

Proven ability to manage large, complex projects from start to finish, including budgeting, scheduling, and subcontractor management.

Excellent leadership, communication, and problem-solving skills.

Strong organizational skills and the ability to manage multiple tasks simultaneously.

PMP certification or equivalent project management training is a plus.
