Title: Manager of Maintenance and Sustainability
Position Details: Full-time (30+ hours / week - with the ability to work evenings,
weekends, overnights and overtime as required). Exempt.
Arcata House Partnership (AHP) is a fast-growing non-profit agency in Humboldt
County that offers the full continuum of care in homeless services to people
experiencing housing and/or food insecurity.
You will be responsible for managing the maintenance operations and sustainability
for a multi-location, low income residential communities and sites. You will
supervise and direct Maintenance Technicians and other personnel in the repair and
maintenance of HVAC, electrical and mechanical systems, plumbing, cleaning and
maintaining of grounds and common areas of the community. In addition to
supervising, you will perform general and specialized maintenance and repairs. You
must be able to effectively lead and motivate others to perform quality work in a
safe manner and deliver on our mission of providing exemplary service. Plan,
schedule, and supervise the maintenance staff in the performance of their daily
activities including: maintenance, installation and repairs, work orders, turns,
cleaning of grounds and common areas. The Maintenance Manager will direct and
assist in all phases of maintenance operations and will report to the Director of
Housing and Development. The Maintenance Manager will maintain working
relationships with all other staff members - both office and site personnel, all
current and prospective residents, volunteers, vendors, contractors, and
construction personnel.
ESSENTIAL JOB FUNCTIONS:
Lead and mentor a team of skilled maintenance technicians, providing
guidance, training, and professional development opportunities.
Hire, train, and develop employees and ensure company policies, procedures
and safety practices are applied.
Performs maintenance tasks as necessary.
Manage the regular maintenance staff scheduling.
Is the primary afterhours contact for maintenance needs. Covers or assigns
all after hour coverage of the property, if needed. and handles all emergency
situations that may arise, and communicates all details of the incident to the
Dir. of Housing and Development.
Assist in budgeting and cost control for the maintenance department. Work
closely with management to optimize resources and ensure efficiency.
Maintain the budget for department; ensure all projects and scheduling are
within budgetary guidelines. Offer alternative and sustainable options.
Prepare specifications for major planned projects, negotiate and/or solicit
bids with contractors and vendors. Inspect the work of vendors for quality
and conformance to specifications and cost requirements.

Purchase/order maintenance supplies, materials and appliances in an
efficient and cost-effective manner. Ensure inventory is appropriately stocked
and maintained.
Ensure service requests, make-readies and other maintenance projects are
completed accurately and timely according to AHP’s quality standards.
Conduct regular inspections to identify potential safety hazards and promptly
address them. Ensure compliance with safety regulations and report any
concerns to the leadership team. Correct any unsafe practices or situations
and ensure all maintenance staff is trained on safety practices including
correct handling of chemicals, supplies and equipment.
Comply with all HUD, OSHA safety regulations, federal, state and local
applicable laws regarding health, safety or environment, including AHP’s
standard operating procedures and policies.
Assesses and prioritizes all work to be performed on assigned site to include
maintaining inventory of equipment, tools, and work materials and
establishes and completes daily work schedules for maintenance duties and
ensures quality of work duties performed
Notifies Director of Housing of all problems and potential issues of concern
and maintains working knowledge of all utility sources and supply lines.
Performs the scheduling and status of units under renovation. Paints, cleans,
completes maintenance items, and all other items required for the
completion of the unit under renovation/turn over and perform all necessary
maintenance both the exterior and interiors of all buildings of the property
assigned
Establishes and maintains preventative maintenance items and consults with
the Dir. of Housing and Development in order to maintain the property within
the guidelines of the budget. Organizes staff’s workload so that preventative
and routine maintenance work are done on a timely basis
Actively seeks to lower costs via suitability efforts, including lighting,
irrigation, and choice of materials.
MINIMUM QUALIFICATIONS:
5+ years of maintenance experience,
Knowledge and skills in plumbing, electrical, safety, and general
maintenance.
Must have supervisory and leadership experience.
Ability to remain calm under pressure;
Understand and maintain client confidentiality;
Ability to physically lift 25 pounds;
Valid CA driver’s license and acceptable driving record;
Desire to be part of a close working team with common goals and have a
positive attitude;
Ability to follow written and oral instructions in English;
Satisfactory criminal records check; and
Must be eligible to work in the United States and provide work authorization.
REQUIRED SKILLS:
Basic computer skills;
Maintain accurate and systematic records;
Current food handler certification completed at the time of hire if not before;
Ability to prioritize and self-direct;
Ability to perform crisis management and de-escalation;
Ability to work calmly and patiently with people who have mental illness, as
well as physical and/or learning disabilities; and
Ability to adapt to new and challenging situations.
PREFERRED KNOWLEDGE AND ABILITIES:
Knowledge of trauma informed care and harm reduction;
Knowledge of and compliance with mandatory reporting laws;
Experience working with the homeless;
General knowledge of local service providers; and
General knowledge of social work practices and record-keeping.
WORK ENVIRONMENT:
The work environment characteristics described here are representative of
those an employee encounters while performing the essential functions of
this job.
The noise level is low to high and may have frequent interruptions;
There may be activity from other employees and clients of a distracting
nature; and
Work may be performed in a congregant living environment with exposure to
outdoor temperatures, dirt or dust.
PHYSICAL REQUIREMENTS:
Must be able to hear alarms, sirens, and disturbances;
Work at a desk and computer;
Able to operate a vehicle safely;
Ability to recognize and respond to dangerous situations;
Ability to read and comprehend a variety of materials; and
Standing, walking, twisting, stooping, crouching, kneeling, bending over at
the waist, grasping, reaching overhead, pushing, pulling and moving, lifting
and/or carrying up to 50 pounds to waist height.
