Ziprent is Hiring Detail-Oriented Inspectors for Property Walkthroughs, Lockbox Tasks, and As-Needed Site Visits/Property Assignments
Hiring for the Phoenix and surrounding counties
Applicants must be located within 35 miles of Phoenix for consideration.
Preference will be given to candidates with flexible availability and a willingness to travel as needed.
Flexible availability is key. This role is not suited for individuals with a standard 9-to-5 full-time position.
About the Role
The inspector role includes managing both scheduled property walkthroughs and urgent, as-needed on-site property tasks. Inspectors should be confident and comfortable handling all of the outlined responsibilities.
These tasks may include:
- Conducting property security or key checks
- Addressing sensitive situations, such as dealing with squatters, scammers, or abandoned properties
- Coordinating with locksmiths or police as necessary
- Posting notices

-Assess and report on the condition of the property using a mobile device with a steady service/ internet connection.

Responsibilities
- Complete property inspections, typically taking 1-1.5 hours depending on property size and condition.
- Use a smartphone, tablet, or computer with internet connection to conduct inspections and submit reports.
- Submit walkthrough reports within 24 hours of the appointment.
- Be reliable, punctual, and meet assigned appointment times.
- Document and test all keys.
- Pick up and install smart lockboxes, documenting placement and functionality
- Take detailed notes and high-quality photos of all areas of the property.
- Use Ziprent’s software to complete and submit reports.
- Be comfortable driving extensively within the assigned territory (minimum of 35 miles from your residence).
- Handle sensitive situations at properties, including posting notices, dealing with property abandonment, or squatter scenarios.
Requirements
To be considered, candidates are preferred to meet the following criteria:
- Home Inspector Certification (preferred but not required)
- Property management and inspection experience (preferred but not required)
- Access to a computer with an internet connection
- Reliable vehicle (fuel-efficient vehicles are a plus)
- Smartphone (iPhone or Android) with a steady service connection
- Tech-savviness (ability to pick up and install electronic lockboxes)
- Valid driver’s license and ability to pass a background check
Compensation and Availability
- This is a contracted 1099 position.
- Flat rates per walkthrough, based on property size, range from $75–$140.
- Mileage reimbursement is included in flat walkthrough rates; no additional mileage reimbursement is provided within the standard 35-mile service radius.
- Travel fees of $1.20 per mile are paid on walkthrough assignments that exceed the standard 35-mile radius.
- Compensation for as-needed tasks is up to $50 per hour, inclusive of gas and mileage.
Additional pay:
- $25 for lockbox pick-ups within 35 miles.
- $50 for pick-ups over 35 miles (each way).
- Expect 3–5 assignments per month on average, depending on location, availability, and travel flexibility.
