We are seeking a highly motivated and experienced On-Site Property Manager to oversee the daily operations of our 124 unit property located in Phoenix Arizona. The ideal candidate will be a proactive problem-solver with excellent communication and organizational skills, dedicated to providing exceptional resident experiences and maximizing property value.

Job Summary:

The On-Site Property Manager is responsible for the overall success of the property, including resident relations, maintenance supervision, financial management, and ensuring compliance with all applicable laws and regulations. This is a hands-on role requiring a strong work ethic and the ability to manage multiple priorities effectively.

Responsibilities:

Resident Relations:

Provide exceptional customer service to residents, addressing their concerns and requests promptly, professionally, and kindly.

Enforce lease agreements and community rules.

Manage resident move-in and move-out processes.

Foster a positive and welcoming community environment.

Maintenance Management:

Work with our wonderful maintenance team and third party vendors to ensure timely completion of work orders.

Obtain bids and supervise contractors for larger repairs and capital improvements.

Inspect the property regularly to identify and address maintenance issues.

Financial Management:

Collect rent and manage delinquencies.

Prepare and manage the property budget.

Track and report on property expenses.

Maintain accurate financial records.

Assist with the preparation of financial reports.

Leasing and Marketing:

Show apartments to prospective residents.

Process rental applications and screen applicants.

Develop and implement marketing strategies to attract new residents.

Maintain knowledge of market trends and competitor properties.

Compliance and Administration:

Ensure compliance with all applicable fair housing laws and regulations.

Maintain accurate resident files and other records.

Prepare and submit required reports.

Qualifications:

Minimum of 3+ years of experience in property management.

Proven track record of success in resident relations, maintenance management, and financial management.

Strong knowledge of fair housing laws and other applicable regulations.

Excellent communication, interpersonal, and organizational skills.

Ability to work independently and as part of a team.

Proficiency in property management software (e.g., AppFolio) preferred.

Compensation and Benefits:

Job Type: Full-time

Pay: $55,000.00 - $75,000.00 per year
