TITLE: Facilities Maintenance Tech DEPARTMENT: Construction & Repair (C&R)
STATUS: Full-time, Coordinator, Union, Hourly REPORTS TO: Facilities Maintenance Supervisor
JOB SUMMARY: To ensure the highest level of service possible to Outpost’s internal and external customers. To maintain the equipment, fixtures, and facility for all locations and to provide assistance in common area maintenance needs. To supervise, motivate, and provide construction and repair staff with the tools required to be successful in their jobs.
WORK ENVIRONMENT: Work near moving mechanical parts (i.e. store equipment, tools, etc.), in high precarious places (i.e. ladders, roof) and in cold/hot climate conditions (i.e. outdoors). Ability to work in an environment with loud noises (i.e. equipment and machinery). Job related travel within metro Milwaukee area. Varied schedule as needed.
ESSENTIAL DUTIES AND RESPONSIBILITES:
1. Customer Service

2. Construction & Repair Department Responsibilities
Leadership
a. Model supportive and participatory leadership qualities, promote team building and motivate staff to achieve their stated objectives.

c. Ensure that communications are clear, direct, and respectful.
d. Ensure the integrity of Outpost’s stated values in decision-making and interactions with others.
e. Use the interest-based problem solving method to resolve issues.
f. Ensure professional and friendly service from all construction and repair staff.
g. Act as a model to all employees following both the union contract and employee handbook.
Department Operations
a. Maintain buildings and systems in good repair.
b. Maintain store equipment in good working order.
c. Replace existing equipment under direction of Facilities Maintenance Supervisor.
d. Complete construction projects within timeline set and with minimal disruption or inconvenience to fellow staff and customers. Work evenings, nights and weekend as needed.
e. Advise Facilities Maintenance Supervisor of equipment repair/replacement needs.
f. Communicate timelines, impact, and needs for construction and repair projects to department managers.
g. Review and prioritize maintenance requests from all locations and ensure maintenance activities are properly documented and carried out in the absence of facilities maintenance supervisor.
h. Drive to pick up parts and service multiple locations.
i. Performs minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords,etc.) using appropriate hand, power and specialty tools.
j. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
k. Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
l. Performs preventative maintenance and basic repairs on HVAC units.
m. Perform regular preventive maintenance service and inspections of small appliances, machines and equipment. Examine defective machines to determine causes of malfunctions. Adjust and repair machines, replacing worn or defective electrical or mechanical parts.
n. Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, work surfaces, lighting, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
o. Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).Complete special cleaning projects as needed.
p. Remove snow as needed.
q. Maintain excellent vendor relations with those who supply products and services to locations regarding equipment, fixtures, etc.
r. Maintain current knowledge of the products needed to maintain and repair store equipment.
s. Follow safety guidelines in regards to lifting, cutting equipment, baler, pallet jack operation, etc.
t. Replace vacant shifts when call-ins, etc. occur. Notify Facility Maintenance Supervisor of these occurrences.
u. Direct work of the Construction & Repair (C&R) staff.
Personnel
a. Develop and uphold performance standards for all C&R staff with assistance from the Facilities and Maintenance Supervisor.
b. Arrange for coverage of vacant shifts and fill in as needed.
c. Work with Facilities and Maintenance Supervisor to hire qualified C&R staff within established policies.
d. Ensure training for all department staff. Successfully complete training checklists with new department staff.
e. Motivate and provide C&R staff with the tools and materials required to ensure high quality and efficient job performance.
f. Recommend to corrective counseling measures and/or disciplinary action Facilities Maintenance Supervisor as needed for all department staff, according to established personnel policies.
3. All Staff Duties
a. Abide by all Co-op policies and procedures as outlined in the Employee Handbook and other company documents.
b. Keep store/office orderly and clean.
c. Maintain a positive attitude.
d. Perform all other duties as assigned by Facilities and Maintenance Supervisor.
KNOWLEDGE, SKILLS, ABILITIES:
Outstanding customer service skills.
Knowledge of electrical, wiring, and plumbing fixtures/devices.
Carpentry skills a plus.
Must have reliable transportation, a valid driver’s license, a good driving record, and auto insurance.
Analytical ability and proficiency in math.
Attention to detail and good organizational skills.
Ability to handle multiple demands, work under time pressures, and meet deadlines.
Willingness to be open, to learn, and take on new responsibilities.

ESSENTIAL PHYSICAL REQUIREMENTS:
Standing, walking, bending, crouching, kneeling, sitting, reaching, pushing, and pulling.
Using hands or fingers to handle or feel.
Specific vision ability: close vision, distance vision, color vision, peripheral vision, depth perception, and adjust focus.
Ability to climb up and down ladders and work at heights of up to 30 feet.
Ability to lift up to 60 lbs. regularly.
Ability to lift up to 100 lbs. occasionally.
Regular use of sharp cutting instruments.
High level of maneuverability.
Ability to use feet and hands to operate tools, equipment and company vehicle(s).
Ability to work in hot, cold, and wet climates.
