Bayview Overview
Bayview is a nonprofit organization that provides affordable housing and supportive services to residents living in the Madison’s Triangle Neighborhood. In 2024, Bayview completed construction on its full redevelopment and now features 130 apartment and townhouse units, in addition to a new neighborhood center, community gardens and other amenities.
Position Summary
The Senior Maintenance and Facilities Technician is responsible for the upkeep, repair, rehab, and maintenance of Bayview’s housing units, community center, campus amenities, and grounds. This is an in-the-field position and requires physical performance of all duties and responsibilities alongside additional Maintenance Technician and grounds staff.
The position includes preventative maintenance, repair and upkeep of the following:
130 residential units (73 apartment units and 57 townhouse units)
11,500 square foot community center facility
Two underground parking garages and two surface lots
Campus amenities: playground, basketball court, garden plots, pavilion, community lawn, public artwork, bicycle storage, native plantings, and maintenance area
Duties and Responsibilities
Perform and oversee the maintenance and upkeep of housing units, community center facility, campus amenities and grounds; Routinely inspect and monitor premises
Perform routine electrical, plumbing, drywall, painting, masonry, landscaping and carpentry work; Ensure all work completed in completed efficiently and adheres to industry and Bayview standards
Supervise the maintenance and grounds staff; Provide orientation, training, and mentorship
Create assignments for maintenance staff, and monitor and evaluate work performance
Manage work order system - Prioritize and respond to work orders in a timely fashion and professional attitude; Keep clear and organized records and documentation of work completed, follow-up required, and additional special assignments
Oversee and coordinate work with contractors; Ensure Bayview has proper documentation including W9s, insurance information, and invoices
Coordinate twice annual complete unit inspections and document repairs and unaddressed issues
Prepare apartment units, site, building exterior, systems and all common areas for required inspections, including HUD’s NSPIRE inspection, as well as City and County inspections
Create and execute preventive maintenance plans and other necessary policies and procedures to ensure units, buildings, and grounds adhere to Bayview and HUD standards; Maintain schedule and records of preventative maintenance work performed
Manage maintenance budgets and expenses, working with the leadership team
Create and maintain building maintenance and capital needs budgets
Ensure solid working knowledge of all building systems including HVAC, lighting, plumbing, security, fire safety, etc., including PHIUS (passive house) systems in the new community center
Oversee installation of solar panels on the community center
Review and assess warranty issues
Prepare and remodel residential units for occupancy by new residents
Diagnose and report problems with equipment and systems; Ensure prompt repairs
Maintain an attractive appearance of Bayview housing and the Community Center, including upkeep of all buildings, campus amenities, and grounds
Responsible for lawn care, landscaping, and garden upkeep on the property. Work with landscaping contractors to ensure annual native planting maintenance plans are followed
Handle snow removal to ensure safe passageway on all sidewalks, parking lots, and entries to apartment units, community center, etc
Secure, organize, and maintain inventory of supplies, materials, and equipment as directed
Maintain cleanliness and organization of maintenance supplies, equipment, and attic stock
Develop and maintain positive relationships with residents, coworkers, contractors, vendors, and volunteers
Enforce property and facility policies and standards. Report any issues with resident compliance and/or unit damages
Other duties/special projects as assigned
Desired Qualifications and Skills
5+ years of experience in apartment and/or building maintenance and apartment renovation and turnovers
Technical training in and ability to perform minor plumbing, masonry, drywall, painting, electrical, and carpentry work
Working knowledge of HVAC systems
Knowledge and skill in operation of power tools and equipment
Knowledge of sustainable and ecological practices in caring for the native plantings
Ability to plan and schedule work priorities
Knowledge of safety protocols and guidelines as they pertain to multi-unit housing, HUD inspections, City of Madison Building Inspection, and WHEDA
Excellent communication skills including listening to understand and responding in a way that strengthens and maintains positive relationships
An understanding of the challenges of poverty and inequity & sensitivity to cultural differences and practices
Requirements
Ability to work on physically demanding tasks and projects
Ability to lift, push and/or pull at least 50 pounds
Ability to use Microsoft Office/Google Suite, email, and texting capabilities
Possession of valid driver’s license and an insured vehicle
Ability to maintain confidentiality
Ability to be on call and respond to maintenance emergencies including during evenings, weekends, and holidays, on a rotational basis
Hours and Compensation
This is a full time, 40 hour/week position during the hours of 7:30 a.m. and 4:00 p.m. This position also requires being on-call for maintenance emergencies on a rotational basis. Minimum pay is $30/hour, based on experience, with a competitive benefits package: paid holidays, vacation, personal time, and sick leave; medical, vision, and dental coverage; and an option to participate in a 403b retirement plan with up to a 6% employer match.
