JOB DESCRIPTION

Job Title: Property Technician

Key Responsibility Areas:

1. Janitorial to include:

a. Provide the upkeep of exterior and interior janitorial on a weekly basis.

b. Interior Janitorial includes but is not limited to: the cleaning of entry ways, laundry rooms and the entryways: vacuum, sweep and mop floors, wipe down walls, clean the laundry machines, empty the garbage, etc.

c. Exterior janitorial of the apartment buildings includes but is not limited to: weeding, garbage pickup, parking lot upkeep, etc. Maintain flower beds to be in presentable condition that meets Graf’s standards.

2. Weekly scheduled lawn maintenance to include:

a. Weeding and spraying as per schedule

b. Pruning

c. Trimming

d. Leaf cleanup

3. Sprinkler maintenance to include:

a. Repair and maintenance of sprinkler system.

b. Timer control and adjustment as needed.

c. Analysis of watering needs on-going basis.

4. Miscellaneous minor landscaping projects to include:

a. Planting bed improvements

b. Ground and planting bed cover installation

c. Tree removal and replacement (small)

d. Minor sprinkler system installation

5. Fence maintenance and repair

6. Snow Removal to include:

a. Parking lots

b. Sidewalks

c. Entryways

d. Ice melt distribution

7. Gutter maintenance to include downspouts and direction.

8. Pool Maintenance to include:

a. Chemical upkeep

b. Vacuuming pool

c. Deck clean up

d. Filter maintenance

e. Opening and closing as scheduled

9. Monthly reoccurring maintenance to include:

a. Furnace filter changing

b. Banner installation/sign installation for property managers

c. Model furniture set up and removal

10. Scheduled work order completion.

11. Maintain good public relations with residents, clients and vendors by conducting all property activities in a professional manner.

12. Coordinates daily work schedule with Asset Property Director.

13. Follows up on work assignments for efficient, thorough completion.

14. Notifies management of major maintenance problems and recommend solutions.

15. Maintains inventory of equipment, tools and supplies.

16. Keeps workshops and storage rooms clean and organized.

17. Provides role model by following all company procedures and presenting an appearance appropriate to the image of the company.

18. Report damage due to resident neglect.

19. Performs any requests or projects directed from Asset Property Director or Asset Manager.
