Job Title: Assistant Maintenance Manager

Reports To: Director of Maintenance

Wage Range: $25.00 to $27.00 DOE

Summary: The Assistant Maintenance Manager will act as Manager on Duty (MOD) in the absence of the Director and will contribute to associate training, evaluation, and development; as well as additional duties as assigned by the Maintenance Director. Additionally the Assistant Maintenance Manager will be responsible for the preventative maintenance plan for Campbell’s Resort and Midtowner.

Minimum Requirements:

Two years proven supervisory experience, supervising 8 or more employees.

Two years of practical experience as a finish carpenter.

Better than average knowledge and skills in carpentry, plumbing and electricity.

Able to safely lift 50 pounds, and carry loads up stairs and lift items overhead.

Constant walking, standing, pushing, pulling, carrying, lifting, kneeling, bending, stooping, and moving during working hours.

Ability to take direction and contribute to a team atmosphere.

Good listening and verbal communication skills.

Enthusiastic about serving the public.

Self-motivated: can find work to do without supervision.

Must hold a valid Washington State driver's license.

Must have computer skills, i.e. Word, Excel, PDF and Internet. Willingness to learn to use computer systems is required.

2 years of refrigeration and electrical work experience; HVAC certification preferred.

Comfortable with heights, will need to be able to climb 18 foot ladders, work with Genie lift and comfortable working on the roof.

Ability to source and order parts online.

Essential Functions:

Assume Maintenance Manager duties as needed.

Identify, troubleshoot and repair all maintenance problems to create a maintenance-free environment, reduce costs and ensure customer satisfaction.

Supervise and schedule all maintenance employees in the maintenance manager's absence.

Assist with scheduling the Maintenance Team in ADP.

Oversee and schedule Security Team.

Reduce costs and ensure customer satisfaction.

Supervise designated maintenance projects.

Research and purchase maintenance materials and supplies with the maintenance manager's approval.

Motivate staff, build teamwork and develop enthusiasm. Act as a role model for staff.

Be a "hands-on" team leader and teach by example.

To answer guests' questions, be knowledgeable about Campbell's services and history, and Lake Chelan recreational opportunities.

Act as a team member: show enthusiasm and help other staff to ensure guest satisfaction. Ask for help when you need it.

Develop and promote positive relationships with internal and external customers.

Offer whatever assistance guests need.

Maintain a professional attitude and presence at all times.

Suggest improvements to managers to improve the quality of our guest service.

Ability to do quality control checks, critique and recommend changes as needed on projects and individual jobs.

Remove snow and de-ice property in winter, as needed. Run snow plow.

Follow all safety standards and use proper personal protective equipment.

Assist with developing an annual overhaul/shutdown schedule.

Be willing and able to respond to after hour emergency calls when necessary.

Change filters in all heating, cooling, and refrigeration units; clean, oil, and monitor same equipment.

Clean and service all ice machines.

Communicate performance expectations, time frame, work details and provide support to the team.

Evaluate, identify and correct safety hazards associated with the facility or job performance.

Help develop company goals to ensure our on-going success.

Must verify the work is performed as expected at completion of the project.

Other duties as required.

Plans part for all corrective work to decrease labor time and maximize efficiency.

Screens, interviews, hire and orientate new employees.

Service and monitor all chiller systems.

Service and monitor all swamp coolers, hood systems, and exhaust fans.

Will be responsible for retraining or disciplining employees.

Position Type and Expected Hours of Work:

This is a full-time position, expected work hours are based on seasonal volume, business demand, and hours of operation. Weekends and holidays are also necessary. Must be flexible and willing to adapt schedule to meet business demands. Must be willing to come in at night to address any maintenance issue or alarm.
