Full-Time Salaried On-Site Community Manager

Extant Management, a Spokane, WA management firm, is seeking a Full Time Salaried Community Manager – to join our team in Spokane, Washington. This is an on-site position with a studio apartment included!

Community Manager - 40 hours per week

No real estate license required.

Manage assigned property; problem-solving, post community notices. No on-site rent collection, rent will be paid to the main Valley office or online by the tenant.

Use company software to create lease packages using the templates in the software and have tenants sign.

Move in and move out reporting on company form.

Enforce Lease and Community Policies including asking non-residents who are not tenant guests or who have been trespassed from the building to leave.

Ask any individuals loitering outside the property to move from the property line.

Prepare and serve Non-Compliance Notices from company templates.

Delinquency Reports submit monthly report. Implement payment plans based on company policy.

Report to and perform property visits with the Property Manager.

Follow company protocol for turning vacant units promptly.

Ensure the curb appeal of the property is maintained. Typically, sweeping and picking up garbage and debris 5 times per week and on call if needed.

Make sure the dumpster remains locked by tenants and lock as needed.

Video camera reviewing to ensure and enforce compliance with community rules.

Response to emergency calls twenty-four hours a day, seven days a week.

Co-coordinate with the Property Manager for maintenance, repair, and unit turns.

Cleaning of common area stairs, hallways, lounge, and common bathrooms 3 times per week and on call if needed.

Cleaning of vacant apartments for turnover.

Attending virtual meetings and other required training.

Perform other duties as assigned.

OUR IDEAL CANDIDATE is a leader who can maintain a professional image in a community setting. Some experience as a residential or community manager is ideal, as is experience working with vulnerable adults and low-income housing. Comfortable in an affordable housing community. Has the physical ability to clean large indoor and a small outdoor area. Can use a computer, is comfortable learning a software program, and has experience with Microsoft Word and Excel. Has excellent people skills, is highly motivated and organized with a positive attitude, and has a desire to provide quality customer service. Not easily intimidated. Ability to live in the community manager’s studio apartment on-site and respond to emergency issues. Great communication skills to report status updates or issues to the Property Manager. Comfortable asking loiterers who should not be on the property to please go elsewhere.
