The HVAC-R Technician is expected to act with a great deal of independence and initiative in daily performance of his/her duties, continuously demonstrating and maintaining proficiency in all Repair and Maintenance related tasks. English reading /writing skills and verbal communication skills are required.

Required knowledge abilities and skills: The HVAC-R personnel at KDC cover a wide range of duties across several different environments including retail, office, and exterior. Primary responsibility will include HVACR repair and maintenance. This will include repair and or replacement of system compressors and other related items in the HVACR systems. While this position is primarily a hands-on job, the person in this position is also responsible for developing, implementing and documenting operational best practices.

Essential functions and duties

Within assigned areas, this position requires the following. Other duties will be assigned as needed.

Primary responsibility for smooth and efficient operation of all building HVACR systems and equipment.

Responsible for coordinating, plan and schedule maintenance and operation of HVAC systems and equipment.

Troubleshoot and repair HVACR systems as needed in a timely fashion, along with appropriate records as to what was actually done and why.

Works directly and collaboratively with refrigeration manager to understand current and future business requirements and builds Pm and maintenance plans accordingly.

Provides input for a reliability centered HVACR program - a structured framework for analyzing the functions and potential failure modes for a physical asset in order to develop a scheduled maintenance plan that will provide an acceptable level of operability, with an acceptable level of risk, in an efficient and cost-effective manner.

Provides input to the Director of Engineering as it relates to developing tactical and long-term operational strategies for HVACR equipment.

Assist Kemper Development in maintaining a responsive, effective tenant relationship along with appropriate standard operating procedures (SOP’s) that allow for an engineering response within 15 minutes of any call.

Communicates and fosters teamwork with other Kemper Departments to ensure agreements are successfully managed, opportunities are maximized, and customer’s expectations are exceeded.

Optional member of the Emergency Management Team, working collaboratively with internal departments during emergencies, as well as local and state agencies.

Environmental Factors/Physical Demands:

Due to the nature of this work, candidates with 100% loss of sight, hearing ability, or with major speech impediments will not be considered. Eligibility determination of candidates with a less severe disability will be made on an individual basis. Incumbents must be able to function under stress and be able to work odd hours when required or needed.

Work involves running to emergencies on occasion, the ability to walk up and down several flights of stairs, walking and/or standing for several hours, talking, hearing, smelling, using hands to handle, feel, or operate objects, tools, or controls, and reaching with hands and arms. Periodically, the employee in this classification will be required to climb, balance, bend, stoop, kneel, crouch, and/or crawl. Normal color vision is required, as well as close vision, distance vision, night vision, peripheral vision, depth perception, and the ability to adjust focus.

The employee may be required to push, lift, and/or carry up to 75lbs.

The noise level in the work environment can be moderately loud in some areas of the portfolio.

Employees will be outside in all kinds of weather.

The employee may be required to sit or walk for long periods.

The employee will be required to climb on and use ladders and related systems to access HVACR equipment in various areas.

Employees in this classification perform HVAC-R repair and maintenance duties across all properties in the KDC portfolio on a 24hr-a-day, 7 day-a-week basis (attendance is a significant consideration in this job classification). Your work schedules vary but is generally governed by department policies as described in the current Policy Manual, regulations, and operating procedures. Job performance is reviewed regularly by the Director of Engineering.

Education:

Associate of Science Degree in Refrigeration and Air Conditioning Technology or similar program preferred.

Certifications:

LEED Green Associate course or similar program. EPA CFC Universal Certification.

Experience:

1-3 years of progressive experience in maintaining HVAC PM Program.

Work experience or college degree can be mutually substituted for education and experience requirements noted above.

Must possess a valid Washington State Driver’s License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.

NOTE: This position is considered a safety sensitive position for which impairment while working presents a substantial risk of death under the Washington State Law. Therefore, successful candidates will be required to pass a satisfactory background check and a drug screen (including cannabis).
