JOB SUMMARY:
The Maintenance Technician performs maintenance and minor repair duties on commercial office buildings such as, but not limited to, light bulb/ballast replacement, door hardware repair, minor plumbing repair such as faucet leaks, clogs, etc.
The position reports to the Property Manager on projects and other functions. ESSENTIAL JOB FUNCTIONS:
Primarily working alone handling all requests for service or maintenance
Monitors the work order portal for incoming service or maintenance requests
Communicates with the Property Manager to resolve maintenance or service requests
May supervise vendor service providers
Maintains safe and clean work area, is presentable and courteous in business environment
Maintains the preventive maintenance program
Performs other duties as assigned
Participates in after hours on-call rotation.
SKILLS AND ABILITIES:
Ideally skilled in the use of various power tools and be computer literate - Email, Microsoft Office Suite (Word, Outlook) and iPad.
Must be able to communicate effectively verbally, electronically and in writing with a variety of internal contacts, vendors and contractors
Must be dependable, organized and able to prioritize.
On the job training may be provided to utilize various building systems depending upon experience and abilities including but not limited to access controls, HVAC controls.
EDUCATION /EXPERIENCE:
Ideally have a general working knowledge of commercial buildings and a basic understanding of HVAC, electrical and plumbing systems
Knowledge of janitorial maintenance, security and general construction are preferred.
Electrical license is a plus
REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS:
Valid driver's license required to travel from building to building.
MUST be a U.S. citizen to enter into secure areas.
PHYSICAL DEMANDS:
This is a labor position and is considered light to moderate physical demand with rare heavy physical demand. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp, work on/from a ladder, lift 50-lbs. Must be able to bend, crouch or stoop.
WORKING CONDITIONS:
Work is completed both in and out of doors. The indoor work environment is with temperature control and natural and artificial light. The outdoor work environment includes all weather conditions and materials used in maintenance work. May have regular exposure to paint fumes, solvents, adhesives, carpet fumes, chemical fumes, toner products for printer and copier, and others.
