We are looking for a dedicated Rental Property Manager to oversee the maintenance and upkeep of our residential property. This role is crucial in maintaining the aesthetic and functional aspects of the property, including landscaping, care for water features like hot tub and cold plunge (water balancing experience a must), and general property maintenance like lawn care and irrigation. The ideal candidate will have a strong attention to detail, excellent organizational skills, experience in property or landscape maintenance, and basic handyman skills.

Responsibilities include:
Weekly inspections of the property to ensure that landscaping and outdoor areas are well-maintained.
Oversee the maintenance and upkeep of the property's hot tub and cold plunge, including regular water care and system checks.
Coordinate with service providers for routine maintenance and urgent repairs as needed.
Manage the weekly task of taking out the trash/recycling/compost (walking those things 20' to the curb) and ensuring that disposal areas are clean and orderly.
Handle tenant inquiries and requests related to property maintenance and landscaping, providing timely responses and solutions.
Maintain accurate records of maintenance activities, service appointments, and any interactions related to the upkeep of the property on online portal.
Qualifications:
Proven experience in landscaping, property maintenance, or a similar role.
Knowledge of basic maintenance procedures and equipment handling.
Strong organizational and time management skills.
Ability to work independently and handle multiple tasks.
Excellent communication and interpersonal skills.
Compensation:
$400/month flat fee for weekly visit plus hourly fee for additional responses.
