Are you hard working, inquisitive, with minimum 5 years of working experience?

Please consider joining me as a Property Manager or Office Manager to help us manage a portfolio of 7 buildings. I hope the right candidate can take over from me. I wish to retire.

You should have experience with property management, knows Landlord Tenant Laws, Fair Housing, proficient with Microsoft Office (or similar), owns a reliable vehicle, not afraid of supervising repairs and maintenance, able to perform simple tasks like replacing a light bulb, and have some experience with managing others. Knowledge of a property management software program would be a plus.

We manage 7 building located in Ballard, Queen Anne, Capitol Hill, Mercer Island, and Bellevue, with a total of 158 units.

We have just started construction on an 8 unit apartment building in lower Queen Anne. We are working on building permit for a 50 units mixed use building on Capitol Hill.

Previous candidates failed for the following reasons:

1) This job can be more than full time during one week, and less than full time in another week. Past candidates think they can do our job plus other part time job(s).

2) Not as experienced as stated on resume.

3) Time commitment to other jobs.

4) Lazy, not willing to put in the hours.

5) Too many excuses as to why work was not done.

You would join a team including a Bookkeeper, a maintenance person, and me. We are seeking an additional maintenance technician. Our office is on Mercer Island.

I am transparent, open, and straight-forward. I work hard and expect the same from others. I know what I know because I learned from wonderful mentors throughout my career. I am happy to share everything I know. I follow Fair Housing for all applicants and tenants, not just for the protected classes.

Credit score – 650 and up

2 years positive Landlord reference

Your compensation is on 1099 contract basis. I am myself a 1099 contractor. My budget is between $60,000 to $66,000/year. I am sorry there are no other benefits. I will adjust compensation based on experience.
