Job Summary
Edison47 Inc., (E47), is a multi-family consulting and property management company. E47 is currently seeking a Director of Maintenance to join our team and be responsible for the first-class operation and management of a growing portfolio of multi-family sites in the Puget Sound region. The purpose of this position is to increase the value of our portfolio by overseeing, performing, and managing a team that provides efficient maintenance of our portfolio of multi-family sites. This is a hands-on position with approximately 50% of the time spent in the field.
Essential Duties & Responsibilities
Supervising maintenance staff to ensure that policies and procedures are being followed
Oversee training and development of maintenance supervisors and maintenance staff/teams.
Lead monthly safety meetings & complete Company Safety Matrix
Monitor scheduling of maintenance personnel and vendors
Completing service requests as needed
Enforce “on-call” maintenance schedules
Responds to emergency calls as required, including during normally off-duty hours. Is part of the on-call rotation with other field team members as needed
Assist in preparing vacant apartments for new residents
Preform property walks and site walks
Perform routine and emergency maintenance and documentation through company tools provided
Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire and life-safety systems
Review / negotiate pertinent service contracts and build vendor relationships
Assists in the preparation of operating and capital budgets.
Responsible for understanding and managing Operations and Maintenance Manuals
Assist Portfolio Manager with Capital Projects and other large ticket repair/replacement items
Serves as lead project manager for maintenance and improvement work performed by outside vendors.
Lead on obtaining permits when and where necessary
Understand and comply with Fair Housing laws and standards
Conflict resolution and employee performance reviews and documentation
Responsible for company vehicle (if assigned one) and tools, ensuring proper maintenance, safe driving, and adherence to all safety regulations.
Maintain valid driver’s license with reliable transportation and ability to travel when required
Experience
Minimum of 7 years of prior multi-family maintenance experience.
Minimum of 3 years of prior management and leadership of a maintenance team.
Advanced knowledge of and skills around building systems such as, but not limited to, mechanical systems, electrical systems, septic systems, access controls systems, etc.
Advanced skills with mobile applications and Microsoft Office.

Physical Requirements
Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs or more.
