About Samis:

The Samis Foundation was established in 1994 to provide for charitable, educational, and humanitarian purposes. Its wholly owned subsidiary, Samis Land Co., manages almost $200M in real estate holdings, held by the Foundation. Profits from the real estate holdings and other investments fund our grant-making.

POSITION OVERVIEW

Maintain and repair all buildings in the Samis portfolio while performing outstanding customer service and tenant relations with integrity. This position requires a high level of ownership and accountability with primary responsibility for 68 apartments at Terry Denny and Corona Buildings and the Drexel, Schwabacher and Yesler buildings.

ESSENTIAL FUNCTIONS:

Maintenance functions 70%

1. Utilize Yardi Maintenance work order system including picking up work orders, communicating with tenants and closing out work orders on a daily basis.

2. Perform maintenance for apartment turnovers, including attending pre-walk through, completing all tasks on the turnover checklist and coordinating with residential property manager and vendors for smooth and timely transitions.

3. Perform maintenance including, but not limited to, preventative maintenance, roof maintenance, painting, plumbing, clearing drains, electrical, and other minor repairs safely and efficiently.

4. Troubleshoot appliances, repair and install new appliances as needed.

5. Maintain all lighting systems within buildings in a timely manner.

6. Perform maintenance on mechanical systems as directed.

7. Maintain inventory of parts and other materials and keep maintenance shop clean and organized.

8. For clarification, while Building Engineer has primary responsibilities at certain buildings, all engineers perform work at all Samis buildings. Primary building responsibilities are also subject to change.

Security functions 10%

1. Inspect all security and fire alarm systems regularly to ensure they are in proper working order.

2. Make sure buildings are secure by checking all exits, exit lighting, key card and camera systems.

3. Help maintain building key log; perform lock and door repair as needed.

4. Check building for security issues and respond. Meet with authorities.

General Cleaning functions 10%

1. Ensure that buildings and surrounding areas are free of garbage and other debris on a daily basis.

2. Daily check buildings for graffiti and remove as necessary.

3. Inspect roofs and drains semi-annually, clean and repair as necessary.

4. Keep electrical, phone rooms, shops and all other common use rooms clean at all times.

5. Clean and maintain common areas, including sidewalks, alleys and entrances and touching up paint.

Administrative functions 10%

1. Reviewing, scheduling and planning to complete work orders in a timely fashion. Input, retrieve, perform and close out maintenance requests in the Yardi work order system.

2. Schedule and meet with vendors as necessary; inspect completed work.

3. Purchase supplies, as directed, in compliance with Samis’ policies and procedures.

4. Attend meetings, trainings and classes, as directed, in compliance with Samis’ policies and procedures.

ADDITIONAL RESPONSIBILITIES

1. Perform after-hours on call duties as needed, rotation scheduled by supervisor. Typically two weeks on call followed by four weeks off call except for critical emergencies where more staff is needed.

2. Perform other duties as assigned.

Job Type: Full-time, Non-exempt

Salary: $31.00 - $34.00 per hour based on experience, eligible for overtime

Expected hours: No less than 40 per week

INTERACTION AND ENVIRONMENT

Work areas involve changing environments and background noise. Position may require exposure to hazardous materials and dust, as well as varied temperatures, cramped workspaces, and travel to multiple worksites. Position may involve exposure to potentially hazardous conditions (e.g., robbery).

Employees are required to wear the necessary personal protective equipment (PPE) to minimize exposure to any potential hazards. PPE is not a substitute for more effective control methods and its use will be considered only when other means of protection against hazards are not adequate or feasible. It will be used in conjunction with other controls unless no other means of hazard controls exist.

Personal protective equipment will be provided, used, and maintained when it has been determined that its use is required to ensure the safety and health of our employees and that such use will lessen the likelihood of occupational injury and/or illness. Example of PPE include but are not limited to items such as gloves, foot and eye protection, respiratory protection and hearing protection (earplugs, muffs).

PHYSICAL ACTIVITIES REQUIRED TO PERFORM ESSENTIAL FUNCTIONS

1. Sitting/Standing/Walking: Approximately 90% of time is spent moving around work areas performing maintenance duties. Balance of time (approximately 10%) is spent working at a desk.

2. Lifting/Carrying/Pushing/Pulling: Ability to lift, carry, push and pull 100 pounds or more when moving, repairing and installing various materials.

3. Ladders/Platforms/Lifts: Ability to climb, descend and operate equipment to perform work above ground up to 32 feet on a ladder and up to 80 feet on a lift.

4. Speaking/Hearing: Ability to effectively communicate with co-workers, tenants, contractors and outside agencies, by telephone and in person.

5. Vision: Ability to effectively evaluate and perform necessary maintenance functions, as well as use a computer screen and interpret printed materials, memos and other appropriate paperwork.

6. Stooping/Kneeling: Ability to stoop and kneel when performing maintenance functions.

7. Reaching/Handling: Good manual dexterity is necessary for working with tools and equipment.

PROFICIENCIES

1. Good written and oral communication skills; ability to communicate effectively and project a professional image when giving and taking information in writing, in person and over the phone

2. Knowledge of basic hand/power tools; ability to perform maintenance work; familiarity with electrical work and appliances; ability to identify hazards and damages

EDUCATION AND EXPERIENCE

1. Three years building maintenance/engineer experience.

2. High school diploma or related equivalent experience.

3. General mechanical and electrical knowledge or background in a technical field.

4. Must possess a valid Washington state driver’s license and have a driving record in good standing.

5. O7 electrical license preferred but not required.
