Maintenance Porter

Peak Living Maintenance is hiring for a Porter to join our team! We own/manage apartment and multi-family communities in the Greater Seattle Area. License and reliable vehicle REQUIRED Please reply with your resume and a brief summary of your experience.

The Maintenance Porter is responsible for maintaining the exterior grounds at several multi-family buildings as well as perform general repairs, upkeep in and around designated properties. The Porter will ensure the growth and vibrancy of property landscape and can work well independently, and with a team. The ideal candidate will be creative, with excellent problem-solving and organizational skills.

Duties and Responsibilities include the following:

1. Survey designated properties for daily Work-Orders submitted, and completing each according to priority/difficulty level and effective time-management.

2. Requests approval from Property and Maintenance Management for any additional work needed to complete a work-order task.

3. Documents each online Work-Order accurately and maintain progress updates with photos, descriptions, receipts and recording of hours worked at each stage of job completion.

4. Complete general lawn maintenance including mowing, raking, mulching, weeding edging.

5. Maintains clear and clean paths, walkways, and parking lots.

6. Operates and maintains small and large machinery, including tractors, mowers, leaf blowers and aerators.

7. Schedule service repairs to maintain functionality of all systems and ensures landscape of common areas are in the best condition at all designated properties.

8. Installs equipment/deliveries according to established schedule, company standards and within acceptable time frames as well as troubleshoot and repair potential problems at each designated property.

9. Applies knowledge of safety and health guidelines and seeks additional training/education as appropriate.

10. Builds, renovates and consistently upkeeps stone pathways, patios, ledges, courtyards and sidewalks.

11. Load and unload equipment and tools into clean and safe work vehicle.

12. Builds and maintains customer relations in field to ensure excellent customer service and enhance the company's image.

13. Answers and completes after-hours/Emergency tasks as assigned.

14. Ability to for formulate quick, effective solutions in accordance to time, safety, and company policies on own.

15. Other duties may be assigned

Skills & Expectations:

1. Tenants should be contacted within 24 hours of the submission of the WO during the work week, and 12 hours after returning from the weekend or holiday, any issues dealing with water leaks take first priority.

2. Techs should try and use their skills, knowledge and/or try and get advice from others to solve as many WO issues as they can before calling in for a third-party vendor to help with the situation.

3. Techs are responsible for recording all activity in the Vendors Instructions of the Appfolio Work Order, including their name and date, hours, specifics of what they found at the site, what information they gave to the tenant, photos, what will happen in the future regarding the situation and time and materials spent. It is important that this information be kept up to date in the WO's.

4. All Emergency Calls must be written up as a WO, and time must be recorded on MilelQ and Paychex Time if travel is involved.

5. The use of Paychex for time recording and requesting time off is mandatory and used in the calculation of hourly wages.

6. Clocking into Appfolio should occur when present at the first apartment building or store used for the first WO of the day. Signing out should occur at the last building where a WO is being worked on before leaving for the workday. Breaks also need to be recorded.

Associates Degree.

Prior work-related experience required.
