Job Description :

SUHRCO Residential Properties LLC is in search of a condominium association Facilities Manager for Bellevue community.

Summary

Assist in keeping complex in a clean, orderly and safe condition. Observes physical condition of complex and make reports to Association Manager as needed. Manages pool operations. Assists with communication activities with residents as needed.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Facilities and Grounds

Daily walk of property to identify maintenance, landscaping, and rules violation issues.

Completes or oversees vendor completion of scheduled maintenance and upkeep of property based on daily, monthly, quarterly and annual checklists.

Ensure sidewalks, carport roofs, and parking lots remain free of debris, snow, and hazards.

Oversee maintenance and landscaping vendors, including scheduling of service, timely notification of residents when work is to be done, and inspecting the services to ensure that work has been done properly.

Clean the clubhouse on a weekly basis, including sauna, Jacuzzi, bathrooms, and meeting areas.

Daily maintenance of Jacuzzi and pool (in the summer) to ensure chemicals are balanced

Maintains building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities.

Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.

Office Administration and Communication

Maintain a presence in office for residents; Check phone and email messages throughout the day

Cautions residents regarding complaints about excessive noise, disorderly conduct, or misuse of property.

Receive complaint forms, maintenance requests, lease addendum's, and resident information forms from owners and residents.

Maintain filing system and forms rack in complex office.

Maintain card and key check-out system; including monitoring of entrance logs.

Arrange for deep cleaning of meeting rooms on a half-yearly basis

Set-up rooms for board meetings

Clubhouse rental - Walk-through of the Clubhouse with renters before and after rental; document conditions and assess fines as needed.

Qualifications:

Education and/or Experience: One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.

Computer Skills: To perform this job successfully, an individual should have knowledge of Internet software and Word Processing software. Knowledge of Accounting software is preferable, but not required.

Certificates, Licenses, Registrations:

Pool operators license desirable.

Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Conditions of Employment:

Generous rate of pay depending on experience. Full-Time 40-hour work week with overtime eligibility. Benefits include Holidays, 15 days PTO per year, medical and dental, and vision insurance available. Must have a valid Washington Drivers License, and ability to pass background screening.
