Mobile Home Park Manager wanted for 55 and older community:
Mobile Home Park 55+ in Shelton, WA is seeking an on-site, live-in, full-time resident manager to provide management functions for a 74-space mobile home park. The park is quiet with a nice group of residents. Every mobile home is owned by a tenant, the park does not offer rentals or RV sites.
The ideal candidate(s) would be a couple (although any qualified individual will be given serious consideration) where one person could manage the administrative duties involved with the rent and bookkeeping processes and the other could fulfill maintenance and other miscellaneous duties.
Administrative:
Rent and bookkeeping duties primarily involve delivering monthly rent increase and other miscellaneous notices, processing rent payments that are delivered to the office, and recording the payments on the monthly rent Excel spreadsheet.
Assist new tenant applicants with the tenant applicant screening process and lease signing.
Return phone messages and interact with tenants regarding park business.
Maintenance duties include a variety of tasks, many of which are performed alongside and/or under the direction of the owner, including:
General Park upkeep, litter, and branch/debris pick-up, blowing leaves, etc.;
Testing the water system monthly, or additional tests as required by standards;
Repairing water line leaks in water lines owned by the park (the park provides water to tenants through operation of two active wells);
Repairing/unclogging septic drain lines owned by the park (the park has numerous septic tank and drain field systems and provides septic system access to tenants);
Monitoring and maintaining the streetlight system, including changing lights as needed;
Remodeling mobile homes that become owned by the park in preparation to sell (includes cleaning and removal of items left by former residents, general light construction work, painting, replacing fixtures, installing laminate flooring, etc.) -or- assisting the owner to hire outside maintenance providers and monitoring their work;
Maintenance hours vary each week and month according to a project list but, generally, do not require a full-time schedule. Some weeks can require 30-40 hours but most average around 15-25 hours per week.
Qualifications:
The park is a 55 and older park but the manager(s) can be aged 30 and older
Manager must follow the park pet rules, which limit dog size to approximately 20 pounds
Must be able to communicate effectively and amicably with the park residents, being friendly while also enforcing the park rules and regulations in an even, consistent, helpful manner
Must be able to communicate via email
General knowledge of Microsoft Word and Excel preferred
Experience:
Prior mobile park, apartment, storage facility, or similar management experience preferred but not mandatory, training will be provided to the right candidate(s)
General or specific maintenance experience a plus
General or specific administrative bookkeeping a plus
Compensation includes:
Rent-free occupancy of a spacious double mobile home with 2 bedrooms, 2 baths, living room, dining room, large kitchen, large laundry room, sizeable covered outside deck/patio and 2-door extra-large attached garage with plenty of extra space
All stainless-steel appliances included
All utilities, including high speed internet/cable, provided to manager(s) at no cost
Monthly salary for performance of administrative duties
Maintenance and repair work, special projects and unique situations that are not a part of the routine monthly duties are paid an additional hourly wage for all hours worked
Year-end bonus
Salary for administrative duties, hourly wage for maintenance performed, and year-end bonus are dependent on experience, qualifications, and competency of the work performed. Pay scale is consistent/better than similar opportunities at similar sized parks.
The park office is attached to the mobile home and can be accessed from inside the mobile but has a separate entrance for the park residents so that the office is easily accessible, but the mobile’s living area remains private.
Owner is local, lives in Washington, and has owned the park since 1984. Owner intends to continue ownership and management for the foreseeable long-term future. We have only had manager turnover once in the last 11 years, so this is an excellent opportunity for the right person or couple.
This opportunity is available immediately, but adjustments can be made for a slightly delayed start date if the right candidate needs time to make arrangements.
