OVERALL RESPONSIBILITIES:

The Project Manager, along with the General Manager and General Superintendent, is responsible for successfully completing the job, which includes being on time, on budget, and maintaining a high level of quality. In addition to being sufficiently knowledgeable about building materials and methods, they should exhibit good judgment, high ethical standards, good oral and written communication skills, and strong leadership abilities. This position is on the “front line” in achieving our company goals of superior product quality, exceptional experience, and customer satisfaction.

SPECIFIC TASKS:

· Actively participate in the estimating and subcontractor buyout phase with the Estimator, General Superintendent, and General Manager. This includes estimating, quantity takeoffs, (QTOs), pricing, subcontractor bid requests, maintaining and creating subcontractor bid logs, value engineering, and schematic schedule development.

· Along with the General Superintendent and Site Lead, help coordinate subcontractors and ensure the scope of work is being performed per specifications. Facilitate, along with the Project Team, the successful completion of all required inspections in a timely manner.

· Be the primary point of contact for clients on each project. Communicate effectively and timely about schedule, budget, and specification items.

· Update the CRM (customer relationship manager) as needed. Be an active component of the sales process and track incoming leads accurately and efficiently, along with the GM and Administrative Manager.

· Participate in scheduling and labor resourcing as part of the Management Team, with GM and General Superintendent.

· With the Administrative Manager, compile, create, and issue Owner’s Manuals for completed projects.

· Produce and distribute the End-of-Week (EOW) updates for each active project. Coordinate beforehand with the General Superintendent to identify any items of importance so that the team can be aware beforehand.

·Ensure updates are being made to project vitals within CoConstruct. Actively monitor the Budget tab and note variances with the General Superintendent. Ensure job logs, time clocks, and picture postings are happening (and clearly and accurately).

· Code invoices and send them into Hubdoc accounting portal promptly and accurately.

SPECIFIC SITE TASKS:

· Actively participate in both pre-construction “kickoff” and pre-completion walk-through with the client and General Superintendent. Actively and accurately take notes of important information.

· Anticipate ongoing needed materials, supplies, and drawings well in advance. Create material lists and arrange for their delivery along with the General Superintendent and General Manager.

· Site documentation: periodic site visits to record progress via notes and photographs. Post to

job folder.

· Accurately note work description details on timesheet. Submit accurately and on time.

· Participate in internal project reviews with the TBB team.

EXPERIENCE, SKILLS, AND TOOLS NEEDED:

· Advanced knowledge of remodeling and construction trades, practices, procedures, techniques, equipment, materials, specifications, quality control, cost control, safety, and applicable building codes.

· Reliable transportation to and from the job site. (Must have valid driver’s license and insurance).
