SALARY RANGE: Level 7 - $58,343 - $70,292/annually, non-exempt
Candidate offers consider experience, qualifications, and internal equity.
Entry salary typically in the first third of the range.

POSITION SUMMARY: This position is responsible for maintaining Lydia Place facilities including office buildings and residential housing units to ensure health and safety standards, complete repairs and small construction projects as needed, contract external services as needed for maintenance and repair, conduct and ensure compliance with maintenance schedule and capital needs assessments, and to assist agency directors with the strategic development and implementation of capital projects.

MINIMUM QUALIFICATIONS:
4 years of experience developing, maintaining, and completing building projects including: tenant improvements, renovations, asset management, ongoing maintenance, and construction projects such as framing, floors, drywall, and finishing work
Capable of organizing and prioritizing facility workload
Demonstrated experience with a variety of maintenance tasks including but not limited to, plumbing, painting, household repair, HVAC and ventilation systems, and carpentry
Knowledge of relevant codes, regulations, and safety protocols for properties (e.g., fire safety, OSHA standards, building codes, elevator maintenance schedules, etc.)
Ability to manage and operate within budgets for maintenance, repairs, and improvements while ensuring cost-effective operations
Must be able to lift, push, and pull 50+ pounds on a regular basis and be ability to squat, kneel and climb with or without accommodations
Experience working with diverse groups of people and ability to build and maintain relationships with others
Proficiency with word processing, Microsoft Office programs, and cloud-based internet software
Completion of background investigation that includes social security verification, professional reference checks, and a federal criminal background investigation
Valid driver’s license, access to a vehicle and proof of insurance required
PREFERRED QUALIFICATIONS:
Minimum of 3 years of experience managing the development of capital projects
Previous experience with Trauma Informed Care practices and principles
Proficiency in Spanish, Russian, or Sign Language preferred

ESSENTIAL DUTIES AND RESPONSIBILITIES:
GENERAL FACILITY MAINTENCE AND REPAIR:
Conduct repairs, including emergency repairs, as needed, including but not limited to:
Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures including the clearing clogged toilets and drains
Repair faulty outlets, switches, lighting fixtures, and troubleshoot miscellaneous electrical issues
Painting, including touch up, full unit, interior and exterior
Repair and/or install new fixtures and appliances
Repair small to large holes in walls, doors, and trim
Coordinate with outside contractors and vendors as needed when repairs exceed capacity or scope
Complete unit-turns within unit-turn timelines as required by contractual obligations and Landlord-Tenant Law; coordinate with Property Manager to establish and uphold unit-turn Standard Operating Procedures
Perform unit turns at various stages of remodel between tenants, including but not limited to: Drywall repair, painting, installing new floors, doors, trim, and cabinetry
Apply preventative measures to the building to reduce risk of future problems
Weatherize properties at seasonal changes including, but not limited to: Pressuring washing, salting and shoveling sidewalks, and providing residents snow supplies.
Complete small building improvement projects as required such as remove/install flooring, adjust/remove/install dry wall, doors, and frames, etc.
Be available to respond during inclement weather and other maintenance-related emergencies outside normal work schedule
Perform methamphetamine decontamination in units if testing results fall below standards of our organizational methamphetamine policies and procedures
FACILITY MANAGEMENT:
Identify and fix safety hazards to avoid injuries; maintain each facility to a level that ensures the health and safety of staff and residents, and maintains compliance with ADA and other legal requirements
Conduct unit and property inspections at required intervals to determine needed repairs and ensure resident and property safety
Develop and maintain a regular maintenance schedule for properties and agency vehicles and ensure it is followed
Maintain property in a neat and orderly fashion.
Coordinate with volunteers for grounds maintenance work and other related projects including lawn mowing, weeding, pruning, cleaning gutters, and general outdoor lawn and building upkeep, and step in to complete when necessary.
Maintain annual safety checks of fire alarms, first aid kits, smoke detectors, elevators, fire extinguishers, and furnace.
Collaborate with the Property Manager to maintain good stewardship of the facilities budget
Obtain and submit bids and recommendations for major maintenance to the Property Manager or Executive Director
Create and maintain running inventory of agency’s tools, equipment, and other supplies
Conduct methamphetamine testing in units and provide timely updates to the Property Manager
Create final Lydia Place unit turn invoices that reflect all unit turn charges, including all Lydia Place charges (time and materials) and provide to Property Manager by the legal due dates
Perform other duties as assigned
CAPITAL PROJECT MANAGEMENT & OTHER ESSENTIAL FUNCTIONS:
Work with agency directors to develop capital project proposals, timelines, and funding plans
Serve as the primary point of contact for the design and engineering team
Cultivate and maintain good working relationships with vendors
Develop scopes of work and review bid specifications
Provide updates on projects to Property Manager and Executive Director
Maintain confidentiality when working with client data and electronic protected health information (ePHI) in all circumstances, except those required by law
Serve as project manager/owner representative throughout construction phase
Other duties as necessary to complete capital and facilities projects
