Job Title: Maintenance Supervisor

Physical aspects of the job include heavy lifting, carrying, transportation and manipulation of maintenance equipment and appliances, standing/walking for long periods of time, bending, kneeling, stooping, climbing, and balancing.
Objectives of this Role
Team leadership - Supervise and mentor a team of maintenance personnel, providing guidance, training, and support to ensure their success in maintaining properties to the highest standards
Oversee the maintenance and repair activities, including capital improvement projects, preventive maintenance schedules, turnover units, owner and investor inspections, routine maintenance, curb appeal, and emergency repairs
Organizing, coordinating, and managing the overall maintenance operations including curb appeal, timely work request service, quality turnover / make-ready schedule, and cost-effective inventory control and ordering for the property.
Ensure the quality of maintenance work meets or exceeds industry standards and company expectations. Conduct regular inspections of turned units, ensuring units are move-in ready prior to occupancy.
Maintain and source preferred vendors to complete specialized services and repairs, while ensuring vendor performance meets contractual agreements and cost of goods and service is competitively priced.
Generate and manage an effective on-call schedule. Able to perform effective emergency (after hours) maintenance, as required.
Manage and maintain all contracts and warranties, diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
Provide ongoing training and leadership to maintenance staff.
Manage an on-call schedule with team members readily available to address after-house maintenance, as required.
Identify and resolve maintenance challenges efficiently, considering both immediate needs and long-term solutions.
Act as a point of contact for property managers and residents regarding maintenance issues, updates, and resolutions.
Required Experience
Minimum 5-10 years of experience in property maintenance.
Supervisory experience of minimum 5 employees for minimum 3-5 years required.
Strong leadership and team management skills, with the ability to motivate and develop a high-performing maintenance team.
O7B electrical license preferred.
Excellent verbal and written communication skills.
Ability to exercise quick and accurate judgement and maintain confidentiality.
Effective conflict resolution and customer service skills.
Ability to effectively prioritize numerous requests and incoming information to ensuring an appropriate level of response and urgency is given to each.
Ability to set priorities and multi-task with a strong attention to detail.
Working knowledge of Yardi or other property management software preferred.
Proficiency in computer applications, including MS Office Suite.
Customer-centric mindset with a focus on delivering exceptional service to residents and property management teams.
Current driver’s license and proof of automobile insurance.

Compensation is highly competitive, ranging from $35/hr to $45/hr depending on experience.
