Job description:
Handle any tenant issues that might arise with professional customer service skills.
Complete turnover of rental unit to ensure move-in ready condition for new residents: Lock change-out; Touch-up painting; Replacement of: Filters, Smoke detectors and/or batteries, Light bulbs; Detect and remedy plumbing leaks; Caulking in kitchen/baths as needed; Check cleanliness of exterior dryer vent; Confirm and remedy integrity of windows: locks, screens, cracks, etc.; Test operability of all appliances; Repair visible defects in finishings, e.g., door trim, cabinets, shelving, etc.; Requests for any items to be addressed by subcontractors.
Resolve open work order requests from current residents according to priority.
Update and adhere to maintenance calendar on a daily basis.
Troubleshooting HVAC/Heating/Cooling related concerns.
Drywall, Sheetrock, Patchwork, and Painting.
Carpentry skills if applicable.
Water heater change outs.
Appliance repairs and change outs.
Re-keying of properties during turnover/changeouts/evictions
Key Performance Indicators:
Rental unit turn-over timeliness and quality.
Repair-General Maintenance work order timeliness and quality.
Required skills and abilities:
Proficient in math to perform measurements and estimate materials and lead-time.
Willing to service maintenance needs on a continual on-call basis.
Responsible for their own transportation and tools.
Required education and experience:
Maintenance experience
Job Types: Full-time, 40+ hours per week
Pay: $25.00 - $27.00 per hour
Schedule:
8 hour shift - 8:00 am - 5:00 pm (one hour for lunch)
Monday to Friday
Overtime as needed
Weekends as needed
Experience:
Maintenance: 1 year (Preferred)
Driver's License (Required)
