Summary/Objective The Leasing Specialist reports to the Marketing Manager and will perform the duties described below in a competent, professional, and timely manner in accordance with Fair Housing Laws. Essential FunctionsReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. I. General DutiesA. To promptly answer phones.B. Schedule tours and show apartments.C. Follow-up with all prospects following and approved procedure.D. To personally greet customers as they enter the office.E. Generate computer leases and complete all lease procedures.F. To consistently acquire a 33% show to lease ratio.G. To consistently acquire a 62% telephone performance.H. To consistently acquire a 50% phone to tour conversion.I. Contribute marketing ideas and strategies to renting apartments including the production of ads and fliers.J. Check and respond to office email.K. Notify current residents of an upcoming tour.II. Resident RelationsA. Refer all resident questions and problems to the appropriate Marketing Manager or Property Manager.B. To assist with resident events.C. Maintain a sense of responsibility to MSC as well as to the residents.III. Office ObligationsA. Process applications, leases, and contact sheets in a timely manner.B. Filing as needed.C. Front desk (i.e. answer phones, greet and direct incoming traffic, etc.).D. Perform other tasks as may be assigned.E. Track tours & document in show-to-lease spreadsheetF. Be familiar with DocuSign IV. Success FactorsA. Percentage of shows to leases is at least 33%B. Leasehawk Telephone Performance Analysis is at least 62% and a phone to tour conversion rate of 50%C. Leasing packets, from qualified applicants are accurate and the checklist is complete. Position Type and Expected Hours of WorkThis is a part-time position, approximately 24 hours per week; hours of operation are Monday through Friday 9:00 a.m.-6:00 p.m.,two Saturdays required per month, 10:00 a.m.- 4:00 p.m.Required Education and Experience· High school diploma or equivalent. · Previous experience in leasing/sales/customer service a plus· Driver’s License required Preferred Education and Experience· College degree preferred but not requiredPosition Benefits Bonus commissions with each new lease Part time position with no benefits.
