Residential Construction Project Manager

Job Summary:

We seek a highly skilled and experienced High-End Custom Residential Project Manager to oversee and manage the successful delivery of high-end custom residential projects from inception to completion, focusing on quality, craftsmanship, and innovation. This position reports to the Construction Manager and should reside in the Northern Neck area of Virginia working out of an office in Deltaville, VA.

Key Responsibilities:

Project Planning: Develop comprehensive schedules, work with Engineers, Architects, and Municipalities to get the project going with our Construction Manager and Office Manager.

Client Liaison: Act as a point of contact for clients, ensuring effective communication and understanding of project expectations and requirements. Use in house software, Buildertrend to communicate daily updates, schedules, and appointments.

Team Leadership: Work closely with various teams of architects, designers, subcontractors, and the Spruce team to achieve project goals.

Budget Management: Oversee project invoices, monitor expenses, and ensure financial targets are met without compromising quality.

Risk & Safety Management: Identify potential risks and develop strategies to mitigate them, ensuring project continuity, safety, and success.

Scheduling: Create and maintain project schedules, coordinating with various stakeholders to ensure timely completion.

Documentation: Maintain accurate project documentation, including contracts, change orders, and progress reports.

Problem Solving: Address any issues that arise during the project lifecycle promptly and effectively, ensuring minimal impact on project timelines.

Post-Completion Review: Conduct project debriefs with clients and internal teams to gather feedback and identify areas for improvement.

Qualifications:

Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.

Minimum of 5 years of experience in project management within the high-end residential sector.

Proven track record of successfully delivering custom residential projects on time and within budget.

Strong knowledge of construction processes, materials, and building codes.

Excellent leadership, communication, and interpersonal skills.

Proficient in software and tools (e.g., Excel, Microsoft Word, etc.)

Strong problem-solving abilities and a keen attention to detail.

Ability to work collaboratively in a fast-paced, dynamic environment.

Preferred Qualifications:

OSHA Certification

Proficiency with Buildertrend software

Familiar with building codes in the Northern Neck Region

Experience with high-end interior design and architectural practices.
