Job Title: Painter and Maintenance Technician
Department: Maintenance
Reports To: Maintenance Supervisor / Property Manager
Summary:
We are seeking a skilled and versatile Painter and Maintenance Technician to join our team. In this dual role, you will be responsible for performing a variety of painting tasks and general maintenance duties to ensure the upkeep and aesthetic appeal of our properties. Your expertise in both painting and maintenance will be essential in providing a safe, functional, and attractive environment for our residents/customers.A valid driver's license and good driving record is required as a company vehicle is provided to use during the work day.
Responsibilities:
Painting:
Prepare surfaces for painting by washing, scraping, sanding, and patching holes or cracks.
Apply paints, and other finishes to interior and exterior surfaces.
Apply paint using brushes, rollers, spray guns, or other tools.
Maintain and clean painting equipment and tools.
Ensure proper ventilation and safety measures are followed during painting tasks.
Provide input on the purchase of painting supplies as needed, within budgetary guidelines.
Maintain accurate records of paint usage and project completion.
Maintenance:
Perform routine maintenance tasks, including but not limited to:
Minor plumbing repairs (e.g., fixing leaks, unclogging drains)
Basic electrical repairs (e.g., replacing outlets, switches, light fixtures)
Carpentry work (e.g., repairing doors, windows, cabinets)
Appliance repairs (e.g., troubleshooting and fixing common issues)
Drywall repairs and patching
Floor repairs (e.g., tile replacement, carpet patching)
Conduct regular inspections of the property to identify maintenance needs and safety hazards.
Respond promptly and efficiently to maintenance requests from residents/customers.
Maintain accurate records of maintenance activities, including work orders, repairs, and inspections using company provided reports via company provided telephone.
Assist with grounds maintenance, including landscaping, snow removal, and trash removal, as needed.
Ensure compliance with safety regulations and company policies.
Work with external contractors for specialized repairs or maintenance projects when needed.
Qualifications:
Proven experience as a painter with a strong portfolio of completed projects.
Solid experience in general maintenance and repair work.
Knowledge of painting techniques, tools, and materials.
Familiarity with plumbing, electrical, carpentry, and appliance repair.
Ability to troubleshoot and diagnose maintenance issues effectively.
Excellent problem-solving skills and attention to detail.
Ability to work independently and as part of a team.
Strong communication and customer service skills.
Ability to lift heavy objects and perform physical tasks.
Valid driver's license and reliable transportation. Good driving record required.
High school diploma or equivalent; vocational training or certifications in painting or maintenance is a plus.
Working Conditions:
This position requires working primarily indoors with some work outdoors, in various weather conditions.
The job may require working at heights, using ladders or scaffolding.
The position may require occasional overtime or on-call availability for emergencies.
Must be able to wear appropriate personal protective equipment (PPE) as required.
Physical Requirements:
Ability to lift and carry up to 50 pounds.
Ability to stand, walk, bend, and reach for extended periods.
Good manual dexterity and hand-eye coordination.
Ability to climb ladders and work at heights.
