The unique responsibilities for this role include but are not limited to the essential functions listed as follows: Assist CapEx Directors and/or Managers with initial capex budget entry, development, and revisions. Perform community site visits to assist in the evaluation of priorities, condition of each asset, current needs and development of the five-year capital plan. Track and monitor the progress and spend of approved capital budgets. Assist CapEx Directors and/or Managers in defining project scope and objectives. Compile monthly tracking/reporting from project teams and review with the CapEx Directors and/or Managers prior to distributing to Asset Management and/or capital partners. Coordinate budget planning, communicate scope of work, and track project timeline and completion. Provide additional analysis and reporting on capital projects as requested. Assist CapEx Directors and/or Managers with pertinent communication (conference calls and email correspondence) to the communities as related to capital projects and timelines. Communicate directly with team members at the community and regional levels and manage the flow of information between corporate office (CSO) departments and capital partners. Assist CapEx Director and/or Managers with communication and coordination with other departments involved in the capex budget process.Support communities/portfolios and manage a fund ranging from $5-10mm annually for unbudgeted capital improvement projects. Maintains compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.Qualifications:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required. 2-3 years of related experience Bachelor’s Degree Capital budget planning/implementation experience; interior design and/or facility maintenance background preferred Senior living or hospitality improvement/construction experience preferred Proficient in Microsoft Office programs, specifically Excel Experience working with Enterprise Resource Planning (ERP)software (Oracle Hyperion, Peoplesoft, or similar systems) Ability to travel , approximately 30% travelCore Competencies: Ability to be self-motivated and work as part of a team Excellent oral and written communication skills Strong analytical and problem-solving skills Ability to work efficiently under pressure with attention to detail Ability to handle a high volume of priorities and competing deadlines in a very fast-paced environment and responding with urgency when required Effective planning, organization, and time management skills Ability to build strong relationships with team members at all levels Outstanding customer service skills and understanding of senior living industry/culture to appropriately support Sunrise communitiesABOUT SUNRISESunrise Senior Living has championed quality of life in senior care for more than 30 years.
