We are seeking a detail-oriented individual to serve as our Local Field Property Representative for a self-storage facility. This role is crucial in maintaining the quality and operational standards of our storage units.
Key Responsibilities:
Facility Maintenance and Housekeeping
Conduct regular checks on unit doors and locks
Clean vacated units and prepare them for new tenants
Maintain overall cleanliness and curb appeal of the facility
Safety and Security
Identify and report potential safety hazards
Help ensure protection against accidents, weather-related issues, and theft
Safeguard the interests of the owner and maintain the facility's reputation
Communication and Reporting
Document all service visits thoroughly
Report to management on tenant move-ins/outs, lock status, facility condition, and areas of concern
Critical Focus: Unit Status Monitoring
The primary responsibility is to accurately report the status of storage units, including:
Identifying tenant move-outs (by doing spot checks)
Lock management (checking locks, applying locks, removing locks)
Reporting signs of trespassing, vandalism, or break-ins
Specific Tasks:
Check locks / units
Apply / remove / cut unit locks
Sweep & clean units / make them rent ready
Photographing units for auctions
Grounds maintenance and debris removal
Minor unit maintenance (e.g., door adjustments, lubrication)
Facility systems check (access control, security cameras, mail, lighting)
Occasional weed/ grass control in cracks on side walk
One-off unscheduled visits for emergencies
Job Details:
Part-Time with Flexible Hours
Typically one 1-hour site visit per week, occasionally two
Approximately 1-2 hours per week
Compensation: $20.00 per hour
