The Land Development Director is responsible for the management and leadership on specific development projects related to new residential or commercial site development and construction. He / she takes a lead role in identifying development opportunities and working with senior executives on longer term planning and direction.
In addition to the project specific responsibilities, oversees and directs other members of the Land Development (Project Managers and Coordinators) team on various responsibilities such as planning, engineering design, development construction, and regulatory approvals, as well as partnering with other Brookfield departments, as required, for overall coordination and completions of the projects. Your Key Deliverables Strategic Vision Land Development
Supports Executive in identifying and pursuing new community acquisition opportunities and managing the acquisition due diligence process.
Oversees the planning approvals and servicing of all residential or commercial projects within the region.
Land Development
Creates effective mechanisms and manages relationships with internal and external parties involved with community development (staff, regulatory, advocacy groups, other developers in joint ventures, production, etc.)
Manages planning and engineering workloads to ensure that the business unit goals, objectives, and results with respect to community development applications, permits, and servicing are achieved
Manage community entitlement process. Mange site development contractors and consultants to ensure completion of the community infrastructure
Ensures the quality and timeliness of products and services delivered by the department
Manages and oversees community supplies and works with
Development Managers / Project Managers in identifying limitations and possible alternatives
Ensures information and updates are received by other departments affected by the community development process in a timely manner for their actions
Establishes business metrics to drive appropriate quality results within the department
Actively stays abreast of new industry approaches, technology, and government policies, to keep Brookfield well-positioned to understand and realize new opportunities
Management and Leadership
Ensures the appropriate performance and behavior of contractors/consultants retained in the community development process
Ensures that timely and appropriate feedback is provided, with respect to performance and development needs of staff
Provides direction, guidance, and support staff to ensure that corporate directives and policies are understood and achieved
Other duties within the scope, spirit, and purpose of the job, as requested by management
Internal Reporting and Governance
Reporting on operational activities to Senior Management
Coordinating preparation of annual Business Plan and job cost / budget preparation. Review performance against plans on regular basis and determine plan to address anomalies
Negotiating contract terms with suppliers and contractors as required.
Must Haves
Degree in Engineering, Business, Project Management or Urban Planning and 10 – 15 years development management experience
Demonstrated strategic thinking, strong business acumen, and proven analytical skills
Excellent influencing, negotiation, interpersonal, and communication skills, ensuring the highest quality results Consultative, collaborative, proactive, outgoing, and practical
Knowledge of regional and/or local community related development regulations, policies and guidelines, as well as applicable government legislation impacting Land development requirements
