What we’re looking for:

We are seeking a Leasing Specialist who is personable, empathetic, creative, and driven. This individual will be a self-starter with excellent customer service skills with a proven record of closing transitions and passion for delivering exceptional service. This position is highly visible and requires warm demeanor, collaborative spirit and impeccable follow-through.

What you’ll be doing:

Property ambassador to prospect tenants; demonstrates an effortless capacity to understand tenant preferences, wants, and needs; ability to tell a story of the resident experience and bring to life the experience through property tours; take the time to personally follow-up with prospects and further build strong personal relationships with prospects.

Establish and maintain relationships with team members, residents, vendors, community leaders, financial partners and city agencies in collaboration with upper management.

Conduct applicant interviews and screenings.

Maintain property waiting list in accordance with Fair Housing requirements.

Maintain Resident files in accordance with company policy and regulatory agency policy.

Consistently make a conscious and positive impact on all individuals that your Domain footprint reaches and beyond.

Identify and seek out opportunities to add value to the property, the resident and team member experience.

Prospect relentlessly to build a pipeline.

Develop, execute, and monitor a marketing and social media strategy in partnership with the corporate marketing team and property leadership; conduct regular market surveys and track effectiveness of current strategies; listen and understand the market landscape; share insights and ideas with leadership and corporate partners.

Create a memorable and seamless move-in and move-out for our residents in collaboration with the property team; prepare, track, and maintain all paper and electronic files including lease renewals and evictions in compliance with company, state, landlord/tenant law to include state and federal fair housing laws; ensure tenant profiles and ledgers are up to date in Yardi (our property management system).

Ensure the property remains in impeccable condition; conduct recurring weekly, monthly property inspections and coordinate maintenance requests; follow-up with residents to ensure our products and services have exceeded their satisfaction.

Inspect vacant apartment homes to ensure they are ready for prospect tours; move ins that are scheduled, have move in gifts and ready day before move ins are scheduled.

Manage and maintain Luxer One, packages for residents and audit weekly.

Provide firsthand knowledge of the local area and our community; make recommendations about activities, local businesses, and services to ensure residents and guests have positive experience that meets their needs.

Assist in planning, coordinating and promoting resident social events.

Be proactive about solving problems, even if it’s outside of your area and be ready to take on additional initiates and responsibilities as they emerge.

Seek out opportunities to be a leader and do everything you can to help the company achieve its larger objectives.

Closing ratio should average between 35% and 40%.

Skills, Experience, and Qualifications Required:

A minimum of 2 years of market rate rental leasing experience required.

High school or GED required.

Yardi and/or Pay Scan experience preferred.

Customer centric with a warm demeaner, positive attitude and impeccable follow through.

Ability to work independently and with a team.

Ability to plan and prioritize efficiently and motivate/lead team members.

Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines/interruptions.

Strong written and oral communication and problem-solving skills.

Knowledge of the city; knowledge of the local transportation options to include public and private transportation options.

Must be organized and maintain a clean perception in appearance and workstation.

Technically savvy with technology, i.e. smart phones and computers.

Computer proficiency included but not limited to Microsoft Office.

Physical Demands:

This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.

May occasionally involve stooping, kneeling, or crouching.

May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.

Involves manual dexterity for using keyboard, mouse, and other office equipment.

May involve moving or lifting items at or about 40 pounds.
