What is a Property Manager, at Chamberlin & Associates?

Property Manager, play a hands-on role in driving results for their community’s success. They take full ownership for all activities related to our rentals, including leasing, move-ins, renewals, established budgeted financial and operational goals. Successful Property Managers enjoy building relationships with prospects and residents to learn about their needs and exceed their expectations. They have extremely strong follow-up skills and are passionate about selling the Town Park Townhome lifestyle and closing leases as well as maintaining the community's operational success!

Successful Property Managers meet leasing goals, budget income, expense and NOI goals and provide a high level of service to our prospects and residents. They own their geographic territory; nothing happens in their towns without them knowing first. They generate new business opportunities through cultivating relationships with Realtors, insurance agents, local chambers, area corporations, neighborhood businesses, and having a strong presence at both community and professional events.

You are sales oriented. You want to hit the road regularly, pound the pavement to create your own leads through cold calling, blitzing, research, networking, and driving your territory.

You have marketing savvy. You will collaborate with marketing leadership to create leads for your community, plan Resident Events, and serve as Property Manager of the community’s social media channels.

You are a people person. You must enjoy building relationships through outreach with Realtors and insurance agents and attending community and professional events to network to create business opportunities.

You have killer time management skills. In order to be successful, you must organize and balance your activities appropriately (research, touring, operations, outreach, and relationship management) to create results.

You have a "yes" approach to customer service. Exceptional resident service is what separates us from other rental communities. You must provide that high level of service to all existing, future, and past residents.

You hold yourself to high standards. Our communities and team members, on and off the property, exhibit the highest level of professionalism and presentation standards. Dress to impress, we wear a stylish business suit every day.

You have basic computer and social media skills to learn and use industry tools and programs. Social selling is part of our sales culture.

You are flexible like us. Our successful Property Managers know when and where to be to create business opportunities.

Must have a reliable source of transportation for required daily networking and outreach responsibilities.

Job Responsibilities:

1. Provides input into the development of budget(s) for the property by analyzing and evaluating

2. financial statements, reviewing current and projected marketing information, and accessing

3. operational reports that establish historic and predict performance patterns.

4.

5. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a

6. timely manner, making financial bank deposits, and preparing and reviewing monthly financial status

7. reports.

9. Approves and submits invoices from vendors, contractors, and service providers for payment by

10. reconciling work performed or products purchased, ensuring validity of certificates of insurance,

11. coding charges to appropriate Chart of Account codes, and managing communication between the

12. vendor/contractor, accounting, and the client/owner as needed.

14. Oversees the lease enforcement process by making periodic apartment inspections, following proper

15. notice requirements, evicting residents, and imposing and collecting late fees and other charges as

16. allowable and stated in the terms of the lease.

18. Gathers, analyzes, and interprets current market and economic trends that may impact the property

19. and implements short- and long-range marketing and leasing strategies to achieve the property’s

20. occupancy and revenue goals.

22. Promotes resident satisfaction and retention by responding to complaints, questions, and requests in

23. a timely manner and taking appropriate action to resolve and address service issues. Ensures the

24. property’s maintenance team members comply with the Company’s standards with respect to

25. responding and completing resident service requests.

27. Conducts regular property inspections and takes appropriate actions to ensure that the physical

28. aspects of the property, grounds, buildings, and amenities meet established standards for safety,

29. cleanliness, and general appearance and appeal.

31. Supervises property staff by interviewing, hiring, orienting, and training employees, and manages

32. their performance in accordance with Company policies, values, and business practices.

34. Assists in managing the client/owner relationship by meeting with the owners, conducting property

35. tours, providing updates and information about the property’s performance, and responding to owner

36. requests as needed.

38. Completes various accounting, financial, administrative, and other reports and performs other duties

39. as assigned or as necessary.
