AWard Real Estate, LLC, is seeking to add a part-time Assistant Deal Manager to our team in San Antonio who has a proven ability to excel in negotiating real estate deals, managing contractors, producing results, and CLOSING DEALS

This is a part-time “side hustle” which can be accomplished on nights, weekends, and margins in your day. You’ll receive paid training on the skills necessary to succeed in real estate investing, requiring travel to the corporate office in Denver, CO.

Inbound Marketing Leads

The successful candidate will focus on talking to seller leads, realtors, and wholesalers, negotiating the purchase of distressed income properties, recruiting/managing contractors, and selling our real estate inventory. Ultimately, you’ll help oversee our local acquisition, construction, and disposition process and be our “boots on the ground.”

Real Estate Brokers license is nicebut not required. (We'll train our methods anyway, through our affiliate with SlowPad, LLC.)

We are part of an experienced team of real estate investment professionals who are skilled at finding, acquiring, fixing, and renting properties nationwide.

If you are detail oriented, persistent, and a reliable person, this might be the job for you. This position is about building rapport and making offerslots of cash offers!

You need to be able to use the computer, plug accurate numbers into our acquisition's calculator, and present offers over the phone and in writing.

If you're good at numbers and can learn the formulas to calculate our maximum allowable offer on any property (we'll teach and train you), this might be the right job for you.

If you're motivated by seeing a project to completion but always keep ethics, character, and integrity at the front of your operations process, this might be the right job for you.

If you're organized, can handle working in our CRM software, understand contractor relationship management, and have a proven record of follow-up and getting to the finish line, this might be the job for you.

The Assistant Deal Manager is responsible for handling outbound & inbound lead generation from our company marketing campaigns. You will be on the phone talking to people or visiting potential acquisition properties and construction sites.

ROLES and RESPONSIBILITIES

Contact and follow up with company-generated seller & buyer leads.

Use company lists, tools, and training to generate new prospects

Build relationships with sellers, contractors, and buyers,

Calculate offer prices, present offers, and hire contractors

Create a Statement of Work and recruit contractors for projects

You MUST have an interest in real estate (real estate investing)

Manage leads, stay organized, use our internal CRM & follow-up

Chase deals with fervor until they are closed or dead

YOUR QUALIFICATIONS

Track record demonstrating skills in negotiations

Teachable and always wanting to improve (do you read books?)

Proven professional that understandshard work = success (Period)

You are money-motivated and willing to work for what you want

Easily relates to all types of people & doesn't need a babysitter (No Joke)

Never makes excuses, doesn't play office politics, point fingers or lay blame

Works to achieve great things and feels proud of personal accomplishment

Team player and able to see how each team member supports one another

Fluent in both Spanish and English
