Key Responsibilites:
Maintains environmental, safety and equipment operation by monitoring controls systems, maintaining chemical treatments, pneumatics, water and waste systems, boilers, refrigerators, compressors, alarms, etc. Diagnosing problems, responding to breakdowns, developing specifications for new equipment, evaluating vendor bids, and coordinating installs.
Implements preventive maintenance programs by determining work priorities, scheduling inspections, repairs, and replacements.
Maintains resort appearance by evaluating conditions; scheduling carpentry, drywall, painting, cleaning, decorating, landscaping, and renovations; enforcing appearance standards with associates by walking and following up with associates upon completion. Scheduling of all daily/weekly/monthly work orders and projects. Completes daily work orders, as necessary.
Directly oversees all employee aspects of the maintenance dept. Interviewing, hiring, and maintaining staff. Training of all new hired associates and continued education for existing associates. Conducting all associate relations related items with/for employees; write-ups, tardy, counselling’s. Scheduling of all staff, employees, and payroll approvals. Employee evaluations and pay rate integrity. Coordinates with HR as needed.
Directly oversee all administrative duties of the maintenance department. Implementation of policies & procedures and training manuals. Assist in creating and writing policies, procedures and training programs and manuals. Daily, weekly, monthly reporting. Maintains proper par levels on all stock. Prepares maintenance reports summarizing repair and service data.
Meets maintenance financial objectives by estimating requirements, preparing an annual budget, scheduling expenditures, analyzing variances, purchasing, and maintaining general stock and bulk purchases annually. Tracking purchasing, receiving, invoicing, and GL account coding
Qualifications:Qu alifications
Must be flexible in hours and days worked. Evening/Weekend/Holiday work required.
License in HVAC, Electrical, and/or plumbing preferred
EPA license preferred
6-8 years relevant experience and 1-3 years of leadership experience
Must have experience with equipment maintenance, facilities coordinator, facilities management systems, carpentry, appliances, electrical and plumbing installation, HVAC systems, OSHA compliance, and safety management.
Must be at least 18 years of age
Must have a valid State Driver’s License and provide proof of personal vehicle insurance.
Must be proficient in basic computer skills including but not limited to the use of Microsoft applications and communication through various communication channels like teams and email. Must be capable of learning and operating various applications like tracking and logging maintenance repairs, etc.
Physical Requirements
Frequent reaching, standing, walking, lifting, pushing, pulling, picking, pinching, grasping, feeling, talking, hearing and repetitive motion of the hands, wrists, and/or fingers and lifting up to 20 pounds.
Occasional climbing, balancing, stooping, kneeling, crouching, crawling, and lifting up to 75 pounds.
Must be able to carry out duties in required attire; to include jean pants or Fire-retardant gear.
Visual acuity to perform an activity such as: operates machines; performs mechanical or skilled trades, tasks of a non-repetitive nature, such as carpenter, technicians, service people, plumbers, painters, mechanics, etc.
Exposure to environmental conditions such as rain, direct/indirect sun, and heat for extended periods of time.
Subject to both environmental conditions. Activities occur inside and outside.
Subject to extreme heat. Temperatures above 100 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions, such as wind and humidity.
