Description
The Chief Engineer position at Boxer Property is a dynamic, senior-level position that requires analytical thinking, leadership, as well as extensive experience with the various MEP systems of commercial office buildings.
Roles and Responsibilities:
Provide direct supervision, workload distribution, and performance management of various functional teams including, HVAC Technicians, Electricians, and Painting / Preventive Maintenance Crew.
Establish collaborative and strong relationships with department leaders and decision makers throughout the organization to promote sound project management principles related to operations, quality control, sustainability, and overall asset management.
Conduct inspections, surveys and develop recommendations and specifications to improve, repair or modify Mechanical/Electrical infrastructure and building systems toward the highest operational and energy efficiency.
Utilize data analysis and performance metrics to identify and correct inefficiencies in maintenance processes and execution, project management processes and reporting, and cost control.
Provide leadership and direction to program and project scopes, schedules and budgets; provide recommendations and forecasts for future funds needed for staffing, equipment, materials, and supplies; review and approve division expenditures and ensures all service agreements are managed effectively.
Review and approve service contracts, project scopes of work, invoicing, and closeout documents.
Ensure that all documentation related to vendor contracts, warranties, code compliance, and life safety systems are profiled, reviewed, and updated per company standards.
Maintain comprehensive equipment inventory and preventive maintenance databases.
Serve as subject matter expert for all facility related activities.
Assist with the development of annual operating and capital project budgets.
Assist with the development and implementation of emergency preparedness procedures.

Qualifications
Experience, Knowledge and Education:
High school diploma or GED equivalent required;
7-10 years of progressively responsible experience in facility management, operations management, or a closely related field.
Previous supervisory experience required
Proven experience, track record and ability to maintain/train on multiple Building Automated Systems (BAS) and all Central Plant mechanical equipment-Centrifugal Chiller, Boilers, Roof Top Units, Split Systems, Cooling Towers, etc.
Experience with digital work order systems & preventative maintenance system & inventory/asset management systems preferred.
Additional Requirements:
Successfully pass pre-employment screening.
Universal CFC certification required
Systems Maintenance Technician (SMT) and/or Systems Maintenance Administrator (SMA) designations preferred.
