General Contractor looking for a Project Coordinator with at least 5 years' experience in the construction field. Coordinates activities concerned with project coordination and assists Project Managers with various tasks and procedures.
Essential Duties and Responsibilities-
Include the following. (Other duties may be assigned, as required.)
Take care of client, contractor and vendor needs as they call or visit the office.
Review Agreements and Subcontractor Agreements, copy Agreements, Scope and Schedule and distribute to PM/PA/PE and others as needed.
Prepare draft transmittal letters.
Attend meetings and prepare draft meeting minutes for PM approval.
Coordinate and schedule project reproduction and distribution to plan rooms.
Prepare and coordinate prime and subcontractor amendments or extensions of contracts.
Assists in distribution of bid documents.
Compiles data for preparing opinions of probable construction cost.
Assists Owner and Office Manager with Advertisement for Bids.
Coordinate addendum preparation and distribution.
Maintains contract and contractor status databases and work order change history.
Assists Owner and Office Manager with preparation of meetings.
Receives and reviews all incoming construction correspondence/ submittals and forwards / responds as necessary under direction of PM.
Receives and coordinates processing of shop drawing submittals and RFI's, as needed.
Coordinate preparation and execution of change orders and construction change directives.
Drafts Certificate of Payments documents.
Prepares construction contract completion documents.
Prepare and coordinate submittals of forms for authority having jurisdiction such as TAS Reviews, TCEQ and others.
Submit permits in a timely manner and coordinate all applicable items that go with the permit submission process.
Surveys, NGL, drawings, affidavits, etc.
Follow up with emails as needed with third parties.
Must have proficient knowledge in:
1. City of Houston / Galveston / Pearland permitting process in its entirety (some exceptions may apply)
2. Submittal process
3. Must be proficient in word, excel,
4. Must know AIA forms such as contracts, G702 and G703
5. Must be able to multitask as needed.
6. Must be able to take meeting notes and create to-do lists
7. Must be able to give daily updates of important tasks assigned.
8. Must be able to comprehend simple tasks like purchasing materials, ordering surveys, requesting revisions from the Architects/Engineers.
