Maintenance Technician

Position Summary:

The Maintenance Technician is primarily responsible for cooling and heating systems maintenance for commercial office/warehouse projects. Secondary experience in general repairs to include mechanical equipment, electrical, carpentry, painting, plumbing, general repairs in response to tenant service requests, inspections of units, preventive maintenance and preparation of vacant units.

Job Qualifications and Knowledge Requirements:

High School Diploma or GED.

Must have related experience in cooling and heating equipment.

Preferred a minimum of two (2) years of experience in building maintenance or vocational training which involved training and/or experience in areas of cooling and heating, carpentry, plumbing, electrical and mechanical repairs, or an equivalent combination of education and experience.

Skill in the proper use of various hand and power tools, ladders and test equipment.

Bilingual (Spanish/English) is preferred. Must have good communication skills.

Ability to read and understand moderately complex repair manuals, and instructions/warning on cleaning agents; write service requests, maintenance reports, and inspection reports.

Ability to establish and maintain effective working relationships with other employees and tenants.

Must be bondable.

Must have a valid Texas or New Mexico (if the employee maintains residency in New Mexico) Driver’s License and be eligible for coverage under the company’s fleet auto insurance.

Specific duties include, but are not limited to the following:

Makes daily rounds of properties and related grounds to identify maintenance needs and prepares work orders if needed.

Picks up work orders daily, requests needed materials, performs the required work and returns completed work orders.

Makes repairs and adjustments to and replaces various equipment, i.e. air conditioning units, heaters and water heaters.

Responsible for other duties as assigned.

Supervision Received

The employee receives instructions from the maintenance Supervisor. Generally, methods of accomplishing assignments are at the discretion of the employee within established procedures and repair manual guides. The supervisor generally sets deadlines and priorities and the employee’s progress is monitored regularly. The employee’s work is reviewed generally for quality and completeness.

Physical Demands

The employee must have proper knowledge and dexterity in the proper use of hand and power tools and equipment. Normal physical activity can be strenuous and may involve prolonged standing, walking, reaching, bending, climbing ladders, crouching, stooping, and lying prone. The employee must use arm strength to manipulate hand tools such as saws, sanders and jointers. The employee must occasionally push, pull, and/or lift objects up to and over 25 pounds. Work requires spatial perception and a combination of finger and manual dexterity.

Work Environment

The employee works indoors and outdoors and is exposed to weather extremes. The employee may occasionally be subject to electrical shock hazards, dangerous heights, dangerous chemicals, and skin irritants (e.g. cleaning solutions, solvents, insecticides). The employee may be required to use goggles, gloves, safety boots, masks, waist support belts, and other safety equipment.

Hours of Work

Normally the employee works Monday through Friday. However, work hours can range from 7:00 am to 6:00 pm. Monday through Friday. Due to the necessity of emergency calls, the employee may be required to work in the evenings and on weekends.
