Property Manager

Responsible for the management of a property for a client and fulfill the manager's obligations under the terms of the property's management agreement. The Property Manager shall provide direction and assurance that the rental program is properly executed; assure the provision of efficient mechanical operations, adequate buildings and equipment maintenance; and be responsible for the establishment of good tenant relations.

Duties and Responsibilities

1) Regularly inspect buildings and grounds noting deficiencies of operation, employees, and physical appearance/condition of Property, and deferred maintenance.

2) Inform the Regional Manager of observed deferred maintenance, and property deficiencies noting specific locations, conditions, and recommendations for corrective measures.

3) Provide direction and guidance to the maintenance staff, assign work priorities, and determine the extent of repairs and necessary corrective measures.

4) Periodically review employee performance, and schedule training programs as needed.

5) Establish a rental office procedure with the approval of the Regional Manager.

6) File all reports required by Federal, State, and Local Agencies, as well as the Management Agent (on behalf of Owner).

7) Maintain Property and report any deficiencies to the Regional Manager.

8) Provide assistance in the field of tenant counseling and the guidance of social services.

9) Establish and implement rules governing tenant behavior and conditions of occupancy.

10) Interview all potential tenants and help select those that qualify.

11) Confer with the Regional Manager on all evictions, lease violations, and special arrangements.

12) Maintain files containing written records of maintenance services, equipment readings, operating manuals, inventory, and building fixtures.

13) Be responsible for all job assignments, explaining employee duties and responsibilities, and informing staff of policies and procedures.
