On Site Tech for Commercial Shopping Center

Emerald Management is looking for an on-site technician at our Renaissance Shopping Center. Please read the details thoroughly, and if you feel you would be a good match, I would love to speak with you!

Duties to include:

1. Open and/or show vacant suites for potential tenants, secure suites after showings.

2. Attend annual fire marshal inspection.

3. Inspect site a minimum of TWO TIMES PER WEEK to ensure the following:

a. Trash is cleaned from sidewalks, parking lot and gutters (confirming vendor services have been done)

b. All landscape maintenance, day porter service or other repairs have been performed.

c. Exterior lights and signs are turning on/off at appropriate times. Check timers, photo sensors or equipment before alerting property manager to dispatch an electrician

d. Report damage from storms or vandalism, including roof. Email or text photos and details to property manager ASAP after damage has been discovered.

e. Report any maintenance, security and uncommon issues to the property manager.

f. Check parking lot for potholes, damage or other issues. Email photos to property manager.

g. Give property manager's information to tenants when tenants have questions about repairs (Landlord responsibility vs. Tenant responsibility).

h. Post or serve 3 day eviction notices as needed.

i. Arrange for change of locks after tenant move out if necessary or lockout. Maintain keys for vacant units and/or any master keys to access other units.

j. Pick up building permits if needed.

k. Interface with police/fire officials/ and city officials when needed on behalf of Landlord.

l. Minor repairs and maintenance. Please ask the property manager if you have a question about the scope of the repair.

m. Monitor and verify completion of Tenant Improvements performed by 3rd party contractor. Email pictures if necessary.

To apply for this position, you must be permitted to legally work in the US and be able to clearly communicate with English speakers. The job does not truly entail anything technical. You must visually inspect the complex and be HIGHLY CONSISTENT in terms of communicating with the property manager as we are located in Colorado. It most likely will take an average of 3-3.5 hours MAX each week. It would be good extra income for someone very dependable living very close. We do not specify which days or times you must be at the property unless there is an emergency, so it's very flexible to work into your existing schedule.
