Job Title: Residential Remodeling Project Manager

Location: Grandstrand, Wilmington, Brunswick County, NC

Type: Full-Time

Position Summary

We are seeking an organized and proactive Residential Remodeling Project Manager to take ownership of all phases of our remodeling projects from pre-construction through close-out. The ideal candidate will serve as the primary point of contact for clients, internal teams, and subcontractors, ensuring projects stay on schedule, within budget, and meet our quality and safety standards.

Key Responsibilities

Client & Team Point-of-Contact

o Serve as the primary liaison for clients, internal teams, and subcontractors—fielding questions, relaying updates, and managing expectations.

o This includes Retailers who generate leads and customer opportunities, where we provide mandatory real time updates within a CRM.

Project Planning & Scheduling

o Develop and maintain detailed project plans, including milestones, critical path, and resource allocation.

o If needed, build and update Gantt charts (or equivalent) in project-tracking software to prevent overdue tasks.

Procurement & Vendor Management

o Order materials, fixtures, and equipment; track deliveries.

o Vet, onboard, and coordinate suppliers and subcontractor crews to ensure on-time, quality work.

Budgeting & Cost Control

o Establish and monitor project budgets; track actual vs. forecast costs.

o Review and approve invoices, change orders, and procurement requests.

Permitting & Compliance

o Prepare and submit permit applications; coordinate inspections with local authorities.

o Enforce building codes, zoning laws, HOA regulations, and OSHA/safety standards.

o In the instance of projects originating from a Retailer, all policies and procedures must also be adhered to.

Issue Resolution & Risk Management

o Troubleshoot on-site problems such as design conflicts, delivery delays, or quality concerns.

o Maintain a risk register, identify potential roadblocks, and implement mitigation plans.

CRM & Documentation

o Maintain accurate entries in CRM and project-tracking software: notes, task statuses, RFIs, change orders.

o Keep comprehensive project documentation—contracts, submittals, drawings, daily reports, and Certificates of Completion.

Quality Assurance & Site Safety

o Conduct regular site inspections to verify workmanship meets company and industry standards.

o Lead safety briefings and enforce site-specific safety plans and certifications.

Change-Order Management

o Document, price, and negotiate scope changes; secure client sign-off and update schedules/budgets accordingly.

Reporting & Communication

o Provide weekly (or as scheduled) progress reports to clients, Rock Solid team members, and other stakeholders.

o Conduct kickoff meetings and periodic walkthroughs to align on scope and address concerns.

Team Leadership & Development

o Mentor junior staff (project coordinators, assistant PMs, foremen) and foster a collaborative environment.

o Coordinate with HR/operations on staffing levels, training needs, and performance evaluations.

Project Close-Out & Warranty Coordination

o Manage final punch-list walkthroughs; ensure completion of all items to client satisfaction.

o Oversee warranty requests and coordinate any remedial work during the warranty period.

Flexibility and Time Management

o Other duties as assigned by Rock Solid Leadership

o Navigate ever-changing landscape of compliance, retail, construction, and customer service

Continuous Improvement

o Capture lessons learned and performance metrics.

o Propose and implement process improvements and best practices for future projects.

Qualifications

Education: Bachelor’s degree in construction management, Engineering, Architecture, or related field (or equivalent work experience).

Experience: 5+ years of project management experience in residential remodeling or construction, with a track record of delivering projects on time and on budget.

Technical Skills: Proficiency in project management and CRM software (e.g., IME, IMS, Projects Force, Cilio, Salesforce, or similar).

Certifications (Preferred): PMP, Certified Construction Manager (CCM), OSHA 30-hour, EPA Lead Renovator and Firm, or equivalent safety certifications.

Skills & Competencies:

o Knowledge of local building codes, permitting processes, and safety regulations.
