Job description:
We are seeking a skilled and reliable Apartment Maintenance Manager to join our team. This position is responsible for 238 units at 8 different communities in The Souderton are, leading the maintenance team, training team members, maintaining the physical integrity of our communities by performing maintenance duties and ensuring resident satisfaction.
Key Responsibilities:
Managing maintenance team members.
Training maintenance team members.
Scheduling the maintenance team.
Scheduling vendors.
Ordering material within budgets.
Perform maintenance tasks including HVAC, electrical, plumbing, painting, carpentry, and appliance repairs.
Complete service requests and repairs in a timely and professional manner.
Manage work orders through our online maintenance ticketing software.
Work closely with the Property Manager to accomplish maintenance goals.
Provide excellent customer service to residents and maintain a professional demeanour.
Attend inspections as assigned by the Property Manager.
Participate in on-call emergency rotations and respond to emergencies as needed.
Inspect and prepare vacant apartments for turnover.
Coordinate special projects as directed by management.
Communicate and forward work orders requiring third-party services.
Report maintenance issues and resident concerns to the Property Manager.
Maintain property cleanliness by removing trash, furniture, and debris.
Manage maintenance supplies, tools, and company vehicles.
Keep accurate records of hours worked and property assignments.
Assist with snow removal as needed.
Monitor and maintain inventory of maintenance supplies and equipment.
Qualifications:
Previous experience as an apartment maintenance manager.
Knowledge of HVAC with an EPA 608 certification, electrical, plumbing, carpentry, and appliance repair.
Ability to work independently and as part of a team.
Strong problem-solving and communication skills.
Ability to handle multiple tasks efficiently.
Valid driver's license and reliable transportation.
Availability for on-call emergency maintenance rotation.
