THE POSITION

Within this role, you will be responsible for the overall success of project construction, development, and oversight. If you are well organized, self-motivated, energetic, and outgoing, we have the perfect opportunity for you!DESCRIPTION OF WORKAs a Development Coordinator, you will be managing and organizing programs and projects to assure compliance. Contract administration duties involve preparing and reviewing bid documents; retrieving wage rates; advertising projects for bid; conducting pre-bid site visits; preparing and distributing addenda; as well as conducting bid openings and related meetings up until the start of construction. You will be responsible for conducting inspections of construction and renovation projects to ensure methods, workmanship, and materials are in compliance with contract provisions, plans, specifications, and applicable building/construction codes and ordinances. You will be responsible for monitoring construction activities and reviewing plans, drawings, and specifications to provide interpretations. Work involves reviewing and making recommendations regarding contractor requests for change orders and modifying appropriate documents to reflect approved changes and obtain approvals of all parties. You will have the opportunity to provide information and interact with architects and engineers during the project design phase as well as interact with various city agencies to resolve code related issues. Work also includes generating annual and 5-year capital plans and submitting the Capital Fund application to secure annual grants. Additional responsibilities include, but are not limited to:
Participating in planning of new projects
Recommending changes and modifications needed to conform to local, state, or federal codes and regulations
Providing technical expertise for planning and managing housing renovation projects and resolving contractor performance problems
Coordinating lead based paint, asbestos, and other testing
Reviewing ADA/504 requests from health care providers and/or residents and coordinating installation or modifications
Serving as point of contact for contractors and addressing inquiries and requests in a timely and professional mannerOur ideal candidate will have the following competencies:

Work hours are 8:00 AM to 4:30 PM, Monday - Friday, with a 30-minute lunch.

REQUIRED EXPERIENCE, TRAINING & ELIGIBILITYQUALIFICATIONS
Minimum Experience and Training Requirements:
Two years of civil, electrical, mechanical, or architectural engineering relating to major structural projects; or
A bachelor's degree with major courses in engineering, preferably architectural, or civil;or
Any equivalent combination of experience and training.
