Portland Property Management (PPM) is a growing, family-owned property management company centered out of North Portland. We are looking to expand our staff with a new Maintenance Technician.

We manage a variety of rental properties with a portfolio of 330 units ranging from character-rich single family homes, small multiplexes, to high-end properties throughout the greater Portland Metro Area.

About the position:

You will be stepping into a full-time Maintenance Technician role. Your primary focus will be conducting maintenance and repairs at our diverse variety of rental properties; all through the lens of ethical property management. Your work day will be different each day, with the core responsibilities listed below.

Job Responsibilities:

- Conducting maintenance and repairs at our rental properties with a fine attention to detail, quality, safety and customer service.

- Working in accordance with tenant landlord law, FAIR Housing, city and state building code, and OSHA safety requirements.

- Work may include, but is not limited to:

- Patching and drywall repairs

- Professional level indoor/outdoor painting and staining

- Toilet maintenance and installation

- Caulking & grout

- Basic/non-invasive leak repair(i.e. drain under kitchen sink)

- Goods hauling and landscaping debris removal

- Basic Landscaping and exterior maintenance

- Smoke & CO detector inspection and installation

- Furnace filter replacements

- Window covering and screen replacement

- Tile work

- Gutter cleaning

- Basic pest control and exclusion (setting bait stations, mouse traps)

- Door repair

- Drain clearing

- Janitorial work

- Power washing

- Garbage disposal repair/replacement

- Generating job estimates in a timeline manner.

- Generating invoices for work completed with support of the office team.

- Conducting property inspections and walkthroughs.

Job Requirements:

- Must have an active driver's license and reliable vehicle with current insurance that can be used for work to transport tools and materials and drive to job sites. All miles driven for work will be reimbursed at the federal rate.

- 2-3 years of applicable work experience performing the tasks listed above.

- High attention to detail and jobsite safety.

- Familiarity with building and code requirements.

- Comfortable using a 10 foot ladder.

- Must have excellent, professional, customer service and communication skills. You will be handling sensitive and confidential information.

- Can follow written directions well and are comfortable working both independently and as part of a team.

- Ability to learn new computer programs (Appfolio, Z-Inspector, Google Suite, Trello).

- Must complete a working interview and will be subject to a 90 day probationary period.

Compensation and Schedule:

- Pay rate to be determined, based upon experience with a starting range of $22-$25

- This is a full time position with an expected range of 30-40 hours per week.

- Employee will be provided with tools to complete the work, a company cell phone for use in the field, and a work credit card for materials purchasing.
