Now seeking an Assistant Maintenance Manager to join our team of quality professionals working out of one of our locations in the Tanasbourne and SW Portland areas. The Assistant Maintenance Manager position is full time, works 40 hours a week with the possibility for occasional overtime, and will be eligible for our generous benefits package after the waiting period of 60 days.

Direct Supervisor: Maintenance Manager

Essential Duties and Responsibilities:

The primary job responsibility of the Assistant Maintenance Supervisor is to maintain the physical integrity of the community, maintain a safe environment, cultivate high resident satisfaction, and assist in supervising all aspects of maintenance in the community. Additional responsibilities include but are not limited to:

-Be knowledgeable of physical condition of property and correct unsafe conditions.

-Assist Maintenance Supervisor in maintaining system for timely and efficient handling of resident service requests.

-Assist in handling make-readies in a timely manner and perform routine preventative maintenance on equipment.

-Assist in maintaining inventory of parts & supplies. Ensure 24-hour emergency maintenance coverage.

-Diagnose and perform maintenance/repair including A/C and heating systems; electrical and plumbing systems; water and sewer lines; stairs, gates, fences, patios, railings; roofing, gutters; tile, carpet, flooring; fireplaces, ceiling fans, appliances; shutters, doors, cabinets, windows; boilers, gas and electric; walls and ceilings; security systems; pool area, tile, spa; check/install/re-key locks; etc.

-Maintain accessible, accurate records pertaining to service requests; preventative maintenance; safety systems; repair/replacement of major equipment; utility cutoffs, sewer clean-outs.

-Move appliances, equipment, furniture as needed.

-Maintain order and cleanliness in maintenance and storage areas; keep all areas locked and secured.

-Wear required uniform and maintain an appropriate appearance.

-Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.

-Complies with TPM’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on other safety-related laws and requirements, and by reporting accidents and incidents promptly and accurately.

-Must speak and write English well enough to communicate effectively, complete service requests, read directions and instructions.

-The functions below are required CONSTANTLY (66% – 100% of the time):

-Standing and walking bending/stooping/squatting lifting 10-25 lbs. pushing and pulling, grasping, and gripping, reaching above shoulder.

-The functions below are required FREQUENTLY (33%-66% of the time):

-Lifting 26-50 lbs., climbing stairs, ladder, coordination of hand/eye/foot.

-The functions below are required OCCASIONALLY (10% – 33% of the time):

-Lifting 51-75 lbs., finger dexterity.

-Performs all other duties as directed by the Maintenance and Property Manager and assists the overall team effort in any way possible.
