NWV Group is seeking a qualified, full time maintenance technician for turnovers and work orders on our Portland metro area properties, with a focus on apartments and single family homes. The ideal candidate will have established knowledge of and experience with general maintenance, light carpentry, electrical and plumbing repair, painting, and grounds keeping. Will possess excellent customer service and maintenance software skills.
JOB DUTIES:
General Maintenance: Perform routine maintenance tasks such as painting, carpentry, plumbing, electrical repairs, HVAC maintenance, and appliance repairs to keep properties in good condition.
Repair Work: Respond promptly to maintenance requests, diagnose issues, and perform necessary repairs and replacements to resolve maintenance issues efficiently.
Preventive Maintenance: If needed, perform preventive maintenance checks to identify and address potential maintenance issues before they become problems, including regular inspections, equipment servicing, and maintenance scheduling.
Safety Compliance: Ensure that properties are in compliance with all applicable building codes, ordinances including OSHA guidelines, fire codes, and emergency evacuation regulations.
Documentation: Maintain accurate records and photos of maintenance activities, repairs, and inspections using property management software, and provide updates to maintenance supervisor as needed.
Emergency Response: Respond to maintenance emergencies, such as plumbing leaks, electrical outages, and HVAC failures, and take appropriate actions to mitigate damage and restore functionality.
Customer Service: Maintain good public relations and interact with clients, customers, and co-workers in a respectful and professional manner.
Collaboration: Coordinate with property managers, maintenance supervisor, and other team members to prioritize maintenance tasks, schedule repairs, and ensure efficient operations of properties. Must also be able to work independently.
Training and Development: Participate in monthly training programs and workshops to enhance technical skills, stay updated on industry best practices, and maintain proficiency in maintenance techniques and technologies.
Computer proficiency: Appfolio and other maintenance software experience preferred. Experience receiving work orders on a device (phone and/or tablet) and Microsoft Teams communications. Email communication is required.
REQUIRED QUALIFICATIONS:
3 years required property maintenance experience with apartments/plexes and/or single family homes
High school diploma or equivalent
Must own operable and reliable vehicle
Valid driver's license with proof of auto insurance
Ability to effectively work with a team
Demonstrate customer service skills
Ability to multi-task
Maintain a professional appearance at all times
Uphold high level of ethical behavior and integrity at all times
Computer knowledge required, Appfolio experience preferred
