Job Title: Superintendent

Job Type: Full-Time

Department: Commercial Construction

Position Summary:

The Superintendent oversees and coordinates all construction activities on jobsites from conception to completion, ensuring that projects are completed safely, on time, within budget, and with quality workmanship. The Superintendent maintains the jobsite and ensures the operability and security of company equipment. He/she is willing and able to travel and offers administrative and technical support onsite when needed. He/she assists the Project Manager and keeps him/her informed of any project-related problems or changes. The Superintendent establishes positive working relationships and effectively communicates with all senior management, customers, and construction personnel. He/she is the highest non-safety or Quality Control authority on the site.

Supervision Exercised:

Provides team leadership on individual projects.

Manages all on-site construction activities including self-performed labor.

Directs construction personnel in all trades such as the subcontractors, consultants, suppliers, laborers, and others affected by the project.

Qualifications:

A superintendent must possess the following skills, attributes, and competencies:

Minimum 3 years experience as a Superintendent or in construction management or related field.

Proficient in construction management software per government requirements such as P6.

Conscientious attitude towards time and cost-effectiveness.

Knowledge and understanding of construction management processes, construction terms, contract language, building material/products, and scheduling and planning concepts.

Knowledge and understanding of corporate policies and relevant rules, regulations, and quality standards.

Excellent attention to quality control.

Strong interpersonal skills such as tact, diplomacy, motivation, and negotiation

Competent in conflict and crisis management.

Excellent organizational, presentation, and written and oral communications skills.

Employs effective listening skills.

Delegates work appropriately.

Able to make decisions and problem solve in a timely manner.

Able to travel.

Adaptable to varied working hours and travel

Responsibilities:

Coordinates and supervises all construction activities on-site from Notice to Proceed (NTP) to completion.

Assists the Project Manager with scheduling materials, equipment, and subcontractors as well as with estimates and setting up the jobsite.

Seeks the Project Manager’s assistance when needed.

Reviews and accepts the general conditions budget.

Thoroughly understands and interprets owner requirements, contract plans/blueprints, submittals, and specifications.

Ensures that changes in design are included in red-line drawings and updated daily.

Attends, participates in, and/or chairs project team meetings.

Produces and/or presents daily reports.

Conducts subcontractor and project team meetings.

Develops and maintains effective communication and working relationships with customers and project team members.

Ensures quality control and good construction standards.

Ensures good housekeeping practices are observed by project team while on-site.

Coordinates and directs independent testing and inspections as required.

Maintains control and responsibility for the security and operation of PTC’s directly owned equipment on the jobsite.

Ensures that the project is secured each night.

Works with senior management to control and monitor project progress as well as labor, material, and equipment expenses.

Keeps the Project Manager informed of any project-related issues or changes to the scope of work.

Reviews project plans and work on a weekly basis to ensure time and cost-effective management.

Tasks Specific to Being a Superintendent for Pacific Tech

Obtain drawing/blueprints, specifications, and Request For Pricing (RFP) at least 2 weeks prior to the project start to familiarize yourself with the project.

Assist the Project Manager with estimates (i.e. find local subcontractors, coordinate job walks, review proposals to ensure that the subcontractor’s entire scope is covered).

Assist the Project Manager with setting up the jobsite (i.e. job trailer, portable toilets, construction fencing, etc.)

Review project schedule daily and coordinate subcontractors and PTC labor. Ensure that materials have been ordered with a focus on long-lead items.

Hold weekly project/coordination meetings with all subcontractors on-site and subcontractors that will soon be on-site.

Keep subcontractors and PTC labor on schedule.

Be the primary on-site contact with the customer including attending meetings, providing regular schedule updates, coordinating deliveries, and mitigating construction impact to occupants.

Ensure that the work on the project is being done per the specifications and drawings/blueprints.

Ensure that no additional work is done and that no changes to the scope of the work are made without an approved change order from the contracting officer. No one but the contracting officer can obligate the government for additional funds.
