You’ll be the on-site problem solver who keeps homes and small commercial spaces safe, functional, and looking sharp. We’ll train the right person. Bring your work ethic and willingness to learn.
What You’ll Do
Unit turns & punch lists: patch/paint, trim touch-ups, caulk, basic cleaning.
Flooring: install LVP/plank in small to mid-size areas; underlayment prep.
Fixtures & hardware: replace faucets, showerheads, angle stops, P-traps; swap light fixtures/switches/outlets where permitted; hang doors, door closers, and hardware; lock changes/rekeying.
Drywall & carpentry: small repairs, texture blending, base/trim install, minor framing fixes.
Appliance install: standard hookups (water/electric), leveling, test/run.
Exterior/grounds: pressure washing, minor fence/gate repairs, debris haul off.
Preventive maintenance: filter changes, smoke/CO checks, battery swaps, weatherstripping.
Work orders & documentation: close out tasks with notes/photos in our systems, maintain tidy job sites, and flag issues that need a licensed pro.
Note: For tasks requiring licensing or permits (e.g., specific electrical/HVAC/major plumbing), you’ll coordinate with and support licensed vendors.
What You’ll Bring (Minimum)
Valid driver’s license, clean driving record, and reliable punctuality (company vehicle provided).
Comfortable lifting 50+ lbs, working on ladders, and being on your feet most of the day.
Basic hand/power tool familiarity and safe work habits (PPE, ladders, lock out basics).
Self-directed time management, clear communication with our team, and professional conduct around residents.
Smartphone skills for maps, photos, and updating work orders.
Able to pass a background check and legally work in the U.S.
Nice To Have (Bonus Points)
Any hands-on maintenance, construction, or facilities experience (1+ year helpful but not required).
Comfort with light plumbing/electrical troubleshooting; LVP installs; drywall/texture; small job carpentry.
OSHA 10 or similar safety training.
Your Pay & Perks
Status: Hourly W 2 (non-exempt)
Pay Range: $20–$30/hr DOE with regular performance reviews.
Schedule: Mon-Sat daytime; rare after-hours emergencies.
Time off: Unpaid holidays observed; unpaid personal time off available with advance approval. Protected sick time is provided per Oregon law.
Retirement: Eligible for OregonSaves per state requirements.
Tools/Vehicle: Company-provided.
Location: Willamette Valley — Corvallis, Albany, Lebanon, Philomath, Sweet Home, Salem.
