I have a property at 908 SE 3rd St. Wagoner Ok that I need a license plumber. If you do a good job on this one for a reasonable price, then I will hire you to work on other properties. Must be a license plumber. My budget is $10,000.
Beginning with far NW garage location
Enter through the garage and there’s an existing utility closet located in the southwest corner. A secondary hot water tank (HWT) is there with the main HWT central to the majority of the house's water needs is in the basement. Determine if the hot water tank located in the garage is necessary if only for the master bedroom.
Master Bathroom – general space stays as is. The following utilities have been moved within that space. Vanity moved down a few feet against same wall; toilet placement moved only slightly to turn it to face another direction; shower has been shortened to allow space for a new soaking tub with floor mounted tub filler faucet.
Kitchen – connect lines and install fixtures as outlined in Attachment 2. Bill of Materials and for location see Attachment 1. Design Plans
Powder Bath – connect and install 1 toilet and 1 vanity sink and tap. For Location and details refer to Attachments 1 and 2
Laundry room – no installations. Prepare lines for washer and dryer hookups. See attachments 1 and 2.
Front Bedroom (Study) – No changes in plumbing. All new fixtures where indicated. See attachments 1 and 2.
Basement – At bottom of stairs, on the wall to your immediate right is the tankless hot water system. Currently, all lines run to that point. The unit is not functional. The new large HWT can be installed there since all the existing water lines terminate there. It should be placed on a platform 2 feet high. From that location, the Powder Room is directly above, and directly above the Powder Room is the new 2nd floor bathroom.
Second Floor Bathroom – Install all new lines as shown in attachment 1 and 2.
Outside Taps – replace with a frost-free outdoor taps. Placement given at time of walk-through
Gas lines – the existing gas lines have been pressure tested by ONG and passed his pressure test. Currently, the stove top is the only fixture which requires installation by the Plumbing Contractor. We are not providing a washer and dryer, but will be plumbed so that there’s the option to install either an electric or gas dryer.
My sister & brother-in-law are project managers. They will let you in to see the work needed done.
