Job Summary:
Maintain efficient operation and upkeep of the property buildings and grounds. Complete onsite maintenance and preventative maintenance in order to maintain the physical condition of the property.
Summary of Duties and Responsibilities:
Complete all service and maintenance requests within 24-hours
Follow up on service requests to assure customer satisfaction
Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
Participate in implementation of an ongoing property maintenance and improvement plan
Produce turns on vacant units within 5 working days
Maintain 80% of vacant units in “ready” condition at all times
Maintain vacant units daily
Qualifications:
High school diploma or equivalent preferred
Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.
Must be customer service oriented

The purpose of this job description is to communicate the responsibilities and duties associated with the position of MAINTENANCE TECHNICIAN. RELATIONSHIPS Reports to Maintenance Supervisor under the leadership of the Property Manager. Maintains relationships with all prospects and residents ensuring consistent application of property policies including fair housing. Maintains relationships with other departments within the company including accounting and corporate.

WAGE/HOUR STATUS Non-Exempt (hourly) Employee will be required to work a flexible work week which will include working weekends.
DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
➢ Responsible for the daily repair and upkeep of the property.
➢ Residing as an on-site resident and serving as a liaison to the local community, having knowledge and familiarity with the local services available to the community residents and having an understanding of the locality where the community is based in order to assist the residents with questions about available local amenities and services.
➢ Responsible for assisting new residents in making a positive transition into the community, including making at least one personal introduction with a new resident each month.
➢ Attending all community meetings scheduled during normal work shifts. In the event community meetings are scheduled outside of regularly scheduled work shifts, attend one after hours community meeting per quarter.
➢ Responsible for insuring a professional appearance and attitude at all times for yourself and all personnel and holding yourself out in a positive and professional manner and the exercise of sound judgment.
➢ Responsible for understanding the community rules, policies and enforcement mechanisms and how to seek appropriate assistance when necessary. Responsible for understanding when and how to enforce, document and report rule and policy violations both when on and off regularly scheduled shifts.
➢ Responsible to maintain the grounds and assist the groundskeeper on daily basis.
➢ Responsible for the preparation of vacant units for occupancy.
➢ Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
➢ Responsible for the supply and upkeep of all personal tools required by Southwood Realty for Service Technician.
➢ Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
➢ Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times.
➢ Responsible for cleaning work area, tools and equipment.
➢ Responsible for courteous, efficient response at all times.
➢ Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
➢ Responsible for thorough knowledge of management company policies and property community policies.
➢ Responsible for seeking educational opportunities and self-improvement for personal growth and development.
➢ Responsible to be available to work on an on-call basis.
➢ Responsible for securing the maintenance shop(s) at the close of every work day.
➢ Responsible for additional duties that the PM delegates to the Maintenance Tech’s job description.
SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.
QUALIFICATIONS EDUCATION/TRAINING High School Diploma or equivalent preferred. Certified Apartment Maintenance Technician (CAMT) desired. EPA Certification CPO Certification
PHYSICAL REQUIREMENTS Stand and walk alternatively depending on specific needs of the day. Constant need to perform the following physical activities: Bend/Stoop/Squat Climb Stairs Push or Pull Reach Above Shoulder Pick up litter, Crouch/Crawl/Smell Inspect community, store/retrieve supplies Constant need to perform standing and walking activities related to inspecting and repairing the property. DRIVING/TRAVELING REQUIREMENTS Need to utilize personal transportation perform service requests and make ready requests. Must have valid driver's license and vehicle insurance.
WORKING ENVIRONMENT Regularly exposed to outside weather conditions. Occasionally exposed to moving mechanical parts: high precarious places: fumes or airborne particles: toxic or caustic chemicals (Dust masks are required and provided): and risk of electrical shock. The noise level in the work environment is usually moderate.
REASONING DEVELOPMENT Moderate. Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Needs to think rationally beyond a specific set of instructions.
SAFETY RESPONSIBILITIES Learns and complies with all company safety rules. Uses appropriate safety equipment at all times. Immediately reports all unsafe conditions to supervisors. Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties.
