MAINTENANCE TECHNICIAN

RCG is a real estate investment, development, and management firm headquartered in Somerville, Massachusetts. We own and manage over 1,000 apartments and commercial units nationwide, and we develop new or rehabilitate old residential and commercial properties for rental or for sale. We are seeking an experienced, reliable, and trustworthy maintenance technician to join our Asheville, North Carolina office. The candidate will be responsible for a wide range of facility maintenance functions helping to ensure the quality of our apartments and properties meet the highest of standards.

The candidate must meet the following criteria:

Must have professional experience in residential/commercial property maintenance and building upkeep.

Must be able to work independently and complete tasks efficiently, safely, and with a high level of quality.

Must be able to work indoors and out (year-round and in all weather conditions), be able to lift and carry heavy objects, climb ladders, and work on your feet for all or most of the day.

Must be able to effectively operate a wide range of hand and power tools typically used in apartment upkeep and improvements. Candidates should have their own basic tools, though some tools may be provided by the Company.

Must have a safety-first attitude.

Must have a valid driver’s license and reliable transportation, ideally a pickup truck or work van.

Must be available to participate in an afterhours emergency on-call rotation.

Must have knowledge of building systems and property maintenance, including hands-on skills in light carpentry, drywall work, painting, light electrical, and light plumbing.

Must have the ability to diagnose maintenance and repair issues in a logical way and make timely recommendations on effective solutions.

Must have strong communication skills and work well in a team-oriented environment.

Must have the ability to provide excellent face-to-face customer service to our residents.

Must have generalized computer and smartphone acumen to aid in effective communication with the Property Management team.

The following criteria is strongly preferred but not required:

Familiarity with HVAC systems and/or light appliance repair.

Basic understanding of NC landlord/tenant law.

Experience with Yardi property management software, particularly with the Yardi Maintenance App.

Primary responsibilities include (but are not limited to):

Providing excellent service to our tenants and owners.

Performing routine maintenance and repairs on apartment buildings and grounds, including plumbing, electrical, HVAC, cleaning, painting, and carpentry work.

Completing all assigned work orders which may range from tightening a loose doorknob to a full apartment turnover in a timely manner, in the order assigned.

Being detail oriented to ensure that all work orders are completed in an exemplary manner and that any warning signs of future issues are not overlooked.

Conducting routine inspections of all assigned properties and communicating all life safety or building maintenance concerns to the Property Management team as the Maintenance Technician position is often the on-site eyes and ears of the RCG Asheville team.

Maintaining accurate records of all maintenance and repair work performed and reporting the same to the Property Management team quickly.

Assisting with third party vendors on renovation work as needed.

Working alone on small work orders, and occasionally working as a team with RCG’s other Maintenance Technician when the job requires.

Perform other duties as assigned by the Property Management team.

This is a full-time salaried position. The candidate is expected to work 8:30am-5:00pm during the week with 30 minutes allocated for a lunch break, with overtime work compensated at 1.5 times the equivalent hourly rate. On-call responsibilities are mandatory according to a regular rotation. We are offering a starting annual salary range of $40,000 - $50,000, commensurate with experience. We pay an additional $88/month for smart phone reimbursement (assuming applicant receives emails, calls, texts on personal cell phone) and offer partial mileage reimbursement (does not include commuting mileage). We also contribute towards health insurance if acquired through our PEO partner, TriNet. The current company contribution is $8,800, which is subject to change. New employees are given 16 paid days off pro-rated based on their date of hire, with an additional day awarded annually up to a maximum of 22 days. These are separate from the company holidays of which there are 11 in 2024.
